History blends with progress near downtown Waco

Rows of majestic trees rise from either side of Colcord Avenue, one of many residential streets in Sanger Heights. The green neighborhood, one of the oldest in Waco, is just a short hop away from amenities like Cameron Park, the Brazos River and the downtown area. “You have a number of major roads that can connect you to anywhere in Waco, but it also has historic charm,” says Beau Ballard, Realtor with Weichert Realtors. “Some streets have a lot of curb appeal that puts you back into the early 1900s. It’s just a good mixture.” Plus, plans are afoot to make the area more pedestrian-friendly and increase its modern allure. “There’s a rebirth happening in the neighborhood,” says Rory Partin, president of the Sanger Heights Neighborhood Association. “The idea is to redo the buildings, repaint the buildings, put in new sidewalks, expand the streets, expand parking. So it’ll be like a walking area downtown with a really cool vibe. That’s what we’re shooting for — an area where families will want to go and hang out.”

Walking distance to downtown Waco

To get to downtown Waco — less than a mile from Sanger Heights — residents cross West Waco Drive and venture northeast. Waco Transit System buses make it easy to access the city’s far reaches, but it’s faster to walk or bike downtown. Waco Regional Airport is 6 miles away in North Lake Waco and offers flights to major Texas airports like Houston and Dallas Fort Worth. Construction is nearly complete on the Providence Drive headquarters for Waco Family Medicine, a new hospital expected to improve the area’s patient services and job growth.

Early 20th-century bungalows and brick Tudors

When it comes to housing styles, homebuyers in Sanger Heights are spoiled for choice. The grid of residential streets is populated with a cornucopia of homes dating to the early 20th century. Cozy bungalows with shaded front porches, two-story Colonial Revivals, stately Victorian-styles and brick Tudors peek out beneath the shade of mature trees. “If you’re looking to buy a historic home, there are loads of fixer-uppers in the neighborhood,” Partin says. “The ability to buy a house and recoup your investment easily? That’s really high in Sanger Heights.” A small ranch or bungalow in need of TLC might sell for $150,000 to $200,000. Larger four- to five-bedrooms cost $300,000 to $400,000, and estates featuring recent remodels fetch $700,000 to $800,000. While some homes pine for repairs, others already got the star treatment on HGTV’s “Fixer Upper.”

Hoops and history at Seley Park

Established in 1918, Seley Park is one of Waco’s oldest green spaces. A domed Victorian-style gazebo welcomes visitors to the park’s central location off Bosque Boulevard. “Sometimes the neighborhood association will go and offer free drinks there on the weekends,” Partin says. “It’s a real gathering place.” Shaded play structures entertain younger kids while joggers and dog walkers circle the grassy field on the paved exercise trail. A single-hoop basketball court sees regular games, too.

Steps from West Avenue Elementary

Most Sanger Heights students are within walking distance of Provident Heights Elementary School, which has a Niche grade of C-plus. For grades 6 through 8, they’ll transfer to G.W. Carver Middle School, rated C. Waco High School boasts an impressive lineup of sports and theater programs and earns a Niche grade of B-minus.

Deep in the Heart O’ Texas
