Rural community at the foothills of the Great Smoky Mountains
“When I think of Walland, my mind goes to tiny winding roads that run alongside mountain streams and up to peaks with views that beg one to stop and take in the beauty,” says Penny Cowell, a realtor and owner at Monarch Realty. Located in the enclosed valley of Miller’s Cove by the foothills of the Great Smoky Mountains, it’s no wonder why depictions of natural beauty and countryside scenery often come to mind when describing this neighborhood. Restaurants and retail spots may be few and far between in this sprawling rural landscape, but Walland residents can find a range of urban amenities approximately 10 miles north in the small city of Maryville. One of this neighborhood’s best-known features and largest tourist attraction is Blackberry Farm, a luxury resort and destination for culinary arts.
Countryside homes blend in with natural landscapes
Brandie Berrong, a realtor with Realty Executives Associations, says that residents can find “a variety of architectural styles for homes, ranging from traditional to more contemporary designs,” in this neighborhood, also adding that the “predominant architectural style often reflects the area’s rural and natural surroundings.” Common home styles include log cabins that blend in with the forest backdrop, traditional southern homes that feature wrap-around porches, classic country farmhouses and contemporary-style residences built in newer housing developments. A majority of homes here range in price between about $200,000 to $450,000, with a median price of approximately $400,000. Cowell adds that Walland’s population has significantly grown over the years and has become “a desirable location for second homes and developments.”

STEM programs at Heritage High School
Located in the middle of the neighborhood is Walland Elementary School, a small primary education institution that receives a B-minus rating from Niche. In nearby Maryville, older students can attend B-rated Heritage Middle School and B-minus-rated Heritage High School, which are located next door to each other on the same academic campus. At Heritage High School, students can participate in the school’s STEM Initiative, which includes programs of study for health science, engineering, agricultural science and more.
Walland Elementary is the only public school in Walland.

Little River spans nearly 60 miles
Natural beauty is a hallmark of this neighborhood and can easily be found, but there are several outdoor destinations that stand out in particular. One example is Little River, a nearly 60-mile river that traverses the valley and is described by Berrong as “one of the area’s most notable water bodies.” Kayakers, fishermen and swimmers alike flock to the river’s shorelines on warmer days, enjoying the cool running water and peaceful setting. A number of scenic outlooks and picnic areas can be found along sections of the Foothills Parkway, and residents can drive 10 miles to visit and explore the famous Great Smoky Mountains National Park.

All-day breakfast at Snoring Bear Diner
Residents can find a couple of local convenience stores that sell household necessities and some basic groceries: Ellejoy Market & Deli is located near the neighborhood’s northern border, while the neighborhood’s southern section is home to the Walland Market & Deli, also known as the Walland Center. The Snoring Bear Diner is a local family-friendly restaurant and roadside gem that offers all-day breakfast and a menu full of southern comfort foods and classic American dishes. Right across the street, locals can browse a selection of vintage items and bygones at the Rivermill Antique Mall.
There is not much retail in Walland, but residents frequent the Walland Market & Deli.
Blackberry Farm is a rural gem and tourism spot
“A notable attraction in the vicinity is the renowned Blackberry Farm, a luxury resort and culinary destination where sophistication mixed with rustic charm greets visitors,” Cowell says. At this 4,200-acre mountain escape, guests can enjoy a massage at the on-site spa, book wine tastings, go fly fishing at Hesse Creek, or ride custom bikes along quiet country roads. Blackberry Farm also hosts quite a few events to either celebrate the holidays or bring people together for culinary and wellness experiences.
U.S. Route 321 traverses the neighborhood
This neighborhood is traversed by U.S. Route 321, which connects residents to the nearby cities of Maryville and Townsend. Route 321 also feeds into Interstate 40 toward Knoxville, which is situated approximately 22 miles north of the neighborhood. Residents looking to catch a flight can commute less than 15 miles to McGhee Tyson Airport, which offers flights for general aviation, military operations and commercial air travel.
