Along the quiet, sidewalk-lined cul-de-sacs of Carriage Hills, it’s common to see families biking or taking a stroll to the 27-acre neighborhood park. This residential area, surrounded by highly-rated public and private schools, lies about 5 miles east of downtown Walnut Creek’s shopping and dining hotspots. “The quality of the schools is a huge draw – they have high test scores,” says Betsy Burkhart, communications and outreach liaison for the city of Walnut Creek. The overall CAP Index crime score is 1 out of 10, much lower than the national figure of 4. Though no major roads go through the neighborhood, it’s easy to get around with Interstate 680 and two BART stations a few minutes away. “Traffic is not bad here, and the weather is beautiful,” Burkhart adds.

1970s constructions with curb appeal

Contemporary one and two-story homes built in the 1970s are the norm in the neighborhood, often with multi-car garages and rooftop solar panels. Manicured front lawns are dotted with shrubs and palm trees, while backyards are outfitted for lounging and entertaining. Prices range from $1.5 million to $2.5 million; some of the more expensive homes may be larger.

Academics and athletics at top-rated Walnut Creek schools

Students may attend Valle Verde Elementary and Foothill Middle, both rated A-minus on Niche, before advancing to Northgate High, rated A. In 2025, the Northgate High cheerleading squad won its division championship. Several private schools are nearby, like Carondelet High School, rated A-plus. The state-of-the-art Carondelet Athletics Complex, belonging to the all-girls Catholic school, is in Carriage Hills, right across from Arbalado Park.

Newly renovated Boundary Oak Golf Course

Carriage Hills is home to a public park and minutes from golfing and hiking opportunities. Arbolado Park spans nearly 27 acres and has soccer fields, tennis courts and a playground. Since 1969, the public has come to the 18-hole Boundary Oak Golf Course to practice, play tournaments and learn the game. Its newly renovated driving range will reopen in 2025. Hiking and biking trails wind through the grassy knolls of Walnut Creek Open Space and Lime Ridge Open Space. However, poor air quality in the region is possible because of topography, wind and vehicle emissions.

Going out in Walnut Creek

Two shopping centers are close by on either side of Ygnacio Valley Road. The Orchards at Walnut Creek has Safeway and chain restaurants like Burger Lounge, where kids eat free on Tuesdays. Across the street, Encina Grande Shopping Center is home to Whole Foods Market, Walgreens and family-owned Rocco’s Ristorante Pizzeria, where live musicians serenade guests on Thursday evenings. Beyond daily errands, locals can head downtown for entertainment; downtown Walnut Creek has a movie theater and a slew of department stores in addition to The Lesher Center for the Arts. The Lesher Center shows all types of live performances, from dance to comedy. Downtown Walnut Creek is about ten minutes away by car.
