Small-town living by the Monongahela

Along the bend of the Monongahela River, Washington Township Fayette offers small-town living and rural charm, but it doesn’t sacrifice a convenient location to do so. Residents enjoy vistas of rolling hills and verdant forests and can still easily run day-to-day errands without having to refill their gas tanks. This combination becomes more of a rarity farther west. “I always liked the hometown feeling. Everyone knows everyone. You wave to people walking. It’s nice, quiet and has a slower pace overall,” says Gabe Paulick, a local Realtor with Coldwell Banker and lifelong resident of Washington Township Fayette. “People say there’s nothing to do out here, but you can find something on any given weekend within a five- or 10-minute drive on the interstate.”

From American Foursquare to Minimal Traditional

Architecturally, Washington Township Fayette is an older community. The average year homes here were built is 1940, so plenty of houses display historic architectural styles, such as the American Foursquare and Colonial Revival. Along most roads, however, homes adhere to the simplicity of Minimal Traditional architecture. Ranch-style homes and bungalows are the most popular build, giving streetscapes a cozy look, especially along the more suburban areas in the boroughs of Belle Vernon and North Belle Vernon. On the south side, the Fayette City borough has a much more industrial-town feel with smaller lots and mostly two-story homes that are shining examples of the historic styles mentioned earlier. “$200,000 here can get you a really nice home,” Paulick says. “It’s much cheaper than Pittsburgh and the areas around it.” List prices in this community range from $36,000 to $331,000. The median list price, $129,900, is about the cost of a three-bedroom, two-bathroom property.

Belle Vernon Area School District

Washington Township Fayette is served by the Belle Vernon Area School District. Local students can start school right in the community at Marion Elementary, rated with a B-minus on Niche. Conveniently, right across from the elementary school is Belle Vernon Area Middle, rated with a C-plus on Niche. High school will take students about 5 miles northeast of Washington Township, where Belle Vernon Area High is located. Rated with a B and ranked as Westmoreland County's eighth best public high school on Niche, this high school is home to many extracurricular activities for students to enrich their school days with. These extracurriculars include clubs like drama, broadcast staff, debate team and yearbook, as well as sports, such as swimming, track and field, football and wrestling.

Interstate 70

Interstate 70 runs along the north side of Washington Township Fayette, making for easy commutes 25 miles east to Greensburg or 25 miles west to Washington. This is a rather car-dependent area, but the north side also has a few Mid Mon Valley Transit bus stops on Broad Avenue.

Harmony Acres and 1933 Grill

North Belle Vernon’s 1933 Grill is a local watering hole that totes a menu of classic American cuisine. Its interior is dark and homey, blending modern and early 20th-century decor to create a contemporary speakeasy.

For light grocery shopping or just grabbing a few necessities, Duritza’s Market is a great local option, located only a couple blocks from 1933 Grill. For more extensive shopping trips, folks typically hop on I-70, take exit 42 less than 5 miles down and arrive at Rostraver Road, a nearby shopping corridor with big-box stores like Lowe’s and Walmart, as well as other convenient retailers, such as Beall’s and Ollie’s. That said, for the freshest produce, dairy and meat, there’s no better option in town than Harmony Acres. Their cream line and flavored milk hold a special place in the fridges of many in Washington Township Fayette and beyond. Furthermore, this farm is the site of farmers' markets year-round, as well as seasonal events, such as a live nativity.
