Watertown — formally called Watertown Charter Township — is a large rural area outside Lansing, Michigan’s state capital. Its main town center, Wacousta, is just 15 miles northwest of downtown Lansing. Commuters live here to have a slice of countryside living with an easy drive into the city. “Wacousta fits within Watertown Township. The entire township covers a huge area. It has three school districts within it,” says Realtor Brock Fletcher with Keller Williams Lansing, who’s been selling around Lansing for over 20 years. Buyers typically look in the township for extra space, whether they want to be farther out in the country or closer to Lansing. “Watertown is a popular township because it has lower property taxes than the surrounding areas,” Fletcher says. “So, people feel better about finding a few acres in whichever area they choose.”

New and old homes in town or on rural properties
Buyers choose specific areas of Watertown Township based on their priorities. “Most people are shopping by school district,” Fletcher says. “So, if they want Grand Ledge schools, they might look for a large property within that area of the township.” Wacousta is Watertown’s main town center. Early-1900s farmhouses and midcentury ranch-style homes around Wacousta can cost $200,000 to $460,000. It also has rows of more recent, large New Traditional homes on the Looking Glass River that range from $560,000 to $720,000. These resemble suburban communities, but there are true suburban options on the township’s east end, outside Dewitt. These older ranch-style homes and 2020s contemporary craftsman builds have Dewitt addresses, but they are within the township. They can go for $300,000 to $750,000. Still, Watertown Township is mostly countryside. There are many multiacre properties with residences ranging from older ranch-styles to newer custom homes that range between $200,000 and $750,000.

Three different school districts serve Watertown Township
Watertown’s large footprint is split between three school districts. Grand Ledge Public Schools serves a large chunk of the township and earns a B-plus from Niche. B-rated Wacousta Elementary is right in Wacousta, while the rest of the district’s schools are around Grand Ledge. Dewitt Public Schools encompasses the northeast corner of Watertown. It’s the highest rated of the three districts, receiving an A-minus. According to Niche, it has the No. 1 elementary, middle and high schools in Clinton County — Scott Elementary, Dewitt Middle and Dewitt High — which all get an A-minus. Students in the southeast corner of Watertown, closest to Lansing, go to Waverly Public Schools, which gets a C-plus.

Parks on the Looking Glass River in Wacousta
Many Watertown residents have plenty of space on their properties, but the township also provides community park spaces in Wacousta. First is Heritage Park, located behind the Watertown Charter Township Office. Residents utilize its playground, tennis courts and ball fields fields. It also provides access to the Looking Glass River. A short paddle down the river, or a drive down Wacousta Road, leads to Gloria Miller Looking Glass Valley Park. As the name suggests, it gives access to the wooded riverbank and has a large lawn.

Drive to Grand Ledge, Dewitt or Lansing for groceries
Wacousta General Store is a convenient place to pick up necessities for residents around Wacousta. However, for substantial shopping and dining, people drive outside the township. There’s a Meijer in Grand Ledge, 8 miles south of Wacousta, and in Dewitt, just under 8 miles east. Downtown Dewitt also has some popular restaurants and a brewery. Retail can be found at Lansing Mall, on Lansing’s west end, less than 10 miles away. There’s a Target and an ALDI across from the mall. State Route 43 connects Lansing Mall and Grand Ledge, and there’s a Walmart along the way.

The capital of Michigan is 15 miles away
Starting from Wacousta, the township’s main town center, downtown Lansing is 15 miles southeast by taking interstates 69 and 496. The Interstate 96 Business Route offers a more direct 12-mile drive into Lansing, but typically takes a few minutes longer. Lansing is an employment hub, home to major medical centers like University of Michigan Health-Sparrow Lansing. Michigan State University is next door in East Lansing, less than 20 miles from Wacousta. Capital Region International Airport is in the near corner of Lansing, less than 10 miles southeast.
