Waverly is a suburban community with several green spaces along Grand River and a central commercial area teaming with retailers and restaurants. “In Waverly, there’s a neighborhood for everyone,” says Realtor Thomas Barrett, who sells homes with Keller Williams Realty. “It attracts first-time homebuyers, folks looking to start families, retirees.” While employment options within the unincorporated community are limited, many of the roughly 23,000 residents commute to Lansing. Interstates 69 and 496 run through the community, connecting residents to the rest of the metropolitan area. Healthcare, entertainment and employers are within a 10-minute drive.

Homes built between the 1950s and early 2000s
“One of the big draws is that taxes are lower than Lansing,” Barrett says. The median single-family home price is roughly $270,000, close to double Lansing’s median yet less than the national median. Most homes were built between the early 1950s and the late ‘70s, but some neighborhoods were developed in the ‘90s and early 2000s. Prices range from $130,000 for midcentury fixer-uppers to $550,000 for renovated properties. There is a mix of ranch styles, bi-levels, Contemporary styles and New Traditionals. “There’s still room for new development, but rather than new housing, there is more renovation going on,” Barrett says.

Green spaces along the Grand River
Several neighborhood parks have playgrounds, shelters, picnic tables and open fields. On the community’s north end, the Grand River has two parks providing paved trails and canoe launches. Many residents fish for bass on the river along the community’s south end, where there is a nature park with ample opportunity for bird watching and mountain biking.
Waverly residents can walk or bike from Delta Mills Park to Sharp Park trail via Webster Road.

Education at Waverly Community Schools
The C-plus Niche-rated Waverly Community Schools has a 90% graduation rate, above the Lansing Public School District’s and state average. The district’s math and reading proficiencies are higher than the Lansing Public School District’s averages. WCS has two elementary schools, two middle schools and one high school. Preschoolers and kindergarteners attend Colt Early Childhood Education Center, which has a B rating.
Waverly Senior High School serves students in grades 9-12 in Waverly.
Meryl S. Colt Elementary School has an overall B rating on Niche.

Dining along West Saginaw Highway
Dozens of shopping and dining options line West Saginaw Highway, which runs through the center of the community. Various local options offer casual digs and serve an eclectic range of fare, including East Asian, Mediterranean, Mexican, Cajun and classic American dishes. There are also various sit-down chain eateries and fast-food franchises. The street is also lined with grocery stores and other big-box retailers. Lansing Mall has several major retailers as well as a movie theater.

Regal Stadium 12 has drawn movie-goers to the Lansing Mall in Waverly for over a decade.

Riverboat tours and model trains
The Michigan Princess Riverboat docks just east of the community and offers regular charter cruises. A replica of a 19th-century vessel holds up to 350 people and even has a restaurant. On the community’s south end, the Lansing Model Railroad Club meets at a building designed to look like a vintage train station. Club members work together to build elaborate landscapes with their model train sets. In neighboring Lansing, folks catch Broadway shows at the Wharton Center for Performing Arts.

Getting around the Lansing Metropolitan Area
E.W. Sparrow Hospital has a level I trauma center less than 15 minutes east of the community. West Saginaw Highway is lined with public bus stops that connect residents to the rest of the Lansing Metropolitan Area. The Capital Region International Airport is a 10-minute drive north of the community. The area’s top employer, the State of Michigan, has its capital in downtown Lansing, about 10 miles east of Waverly. Other major Lansing employers include General Motors, Michigan State University and several insurance companies.
The Lansing Township Police Department oversees Waverly, so specific crime data is unavailable for the community.
