VillageWalk of Wellington lives up to its name

VillageWalk of Wellington is a gated community established by noted Florida builder DiVosta Homes that lives up to its name. Walking is encouraged here, whether an early morning dog walk or an evening stroll to a neighbor’s house. Streets are surrounded by water but connected by bridges, making it easy to get from one side of the community to another on foot. Residents can also walk to the neighborhood’s clubhouse, which often serves as a regular meeting place, and to the small “town center,” which offers a convenience store and a few services. “DiVosta communities are big on promoting community spirit,” says Talya Lerman, a Realtor with The Keyes Company and South Florida native who sells throughout the region. “VillageWalk really lives up to its name. It feels like a village.”

Homes were built between 2001 and 2006. While some span six bedrooms, most are between two and four. Two-bedroom homes typically range in price from around $450,000 to about $575,000. Three- and four-bedroom homes are larger and are typically priced from almost $600,000 to about $800,000. Exteriors feature Mediterranean-style influences like stucco facades and barrel roofs. Residents often install impact windows, as the city is vulnerable to hurricanes, and are drawn to the neighborhood in part because of the homes, which are poured concrete. “Those homes aren’t going anywhere,” Lerman says. HOA fees go toward maintaining the manicured yards landscaped with grass, shrubs and palm trees. Lakes and ponds run through the neighborhoods, which most homes back up to, giving residents water views. Backyard pools, enclosed in glass cages, are also common. Streets end in cul-de-sacs, and many are connected by bridges that cross the water. The gated entrance is guarded 24 hours a day by security. The neighborhood rates a 1 out of 10 on the CAP Index scale for crime, three points lower than the national average.

Children attend highly-rated public schools

The School District of Palm Beach County serves the area and offers school choice. However, the schools zoned to the neighborhood are highly rated. Equestrian Trails Elementary School rates an A on Niche, Emerald Cove Middle School rates an A-minus, and Palm Beach Central High School also rates an A-minus. Palm Beach Central High School offers many clubs and organizations, including Culinary Club, Film Club and Dance Club.

Residents get active at the VillageWalk Circle Clubhouse and nearby Okeeheelee Park

The neighborhood’s sidewalks and paved trails often have residents walking their dogs or exercising. The VillageWalk Circle Clubhouse offers residents a playground, fitness center, regular group exercise classes, tennis and pickleball courts and a pool. Tennis fans can also play at the Wellington Tennis Center, a municipal facility just outside the neighborhood offering multiple courts. Okeeheelee Park is a sprawling green space about 3 miles away and features sports fields, a dog park, and golf at Okeeheelee Golf Course. Competitive riders have quick access to the Jim Brandon Equestrian Center, which is about 2 miles away and offers regular riding competitions. The center is in Okeeheelee Park South, which includes a kayak launch and many walking, equestrian and biking trails. “It’s stunning,” Lerman says. “A total outdoorsman’s paradise.”

The Mall at Wellington Green and surrounding restaurants are 2 miles away

The VillageWalk Town Center is located near the clubhouse and offers a small convenience store and other services. The Mall at Wellington Green is located a few miles from the neighborhood and features many popular retailers like Apple and Macy’s. Big-box retailers, grocery stores, services and restaurants surround the mall, making it a go-to for errands or date nights. Don Ramon, a casual, locally owned spot loved for its authentic Cuban dishes, is among the mix of local and chain restaurants. Wellington Regional Medical Center and additional medical offices are just north of the mall.

Florida’s Turnpike and Forest Hill Boulevard are conveniently close

Florida’s Turnpike and Forest Hill Boulevard run along the neighborhood's east and north sides. These busy roadways provide access to the coastline, Interstate 95 and the rest of South Florida. This proximity to these roadways comes with road noise for some residents, especially those near the turnpike. In 2024, state leaders approved the installation of sound barrier walls on the north and south sides of the neighborhood, and residents are advocating for additional walls.
