Set against the steady currents of the Great Miami River, this tight-knit community claims both a historical background and access to modern amenities. Homes are largely well cared for and fetch a price lower than most in the Dayton market. “The affordability is definitely there,” says Julie Suitts, a Realtor with Keller Williams Advisors who’s served the area since 1998. “You can get a nice 3-bedroom place for under $200,000 if you’re quick enough—the real estate there sells fast.” Narrow sidewalks line the streets, providing a level of walkability extending to many of the stores and restaurants in West Carrollton. There are plentiful trees to provide shade, a fact recognized by the Arbor Day Foundation, which has given the town its Tree City Award for 35 years running. Condos range from $70,000 to $120,000, while single-family homes run between $100,000 and $400,000.

Summer concerts and pictures with Santa
Starting in May, West Carrollton hosts a Summer Concert Series featuring live performances from a wide variety of performers all season long. In December, the City Beautiful Commission throws the Holiday Festival, which includes choir performances, wagon rides and pictures with Santa.
