A small town in the Golden Triangle

In the fertile farmlands of Mississippi's Golden Triangle, West Point is a fast-growing community where community events draw visitors from all over the country. Still, it remains a comfortable small town where people settle and grow their families. "I raised my children here," says Lona Rosetti, a West Point resident who works at Mossy Oak Real Estate. "It's a family-friendly place, and we're known for the Prairie Arts Festival that's brought people from all over Mississippi for 40 years now." Commerce Street West Point is one of Mississippi's designated main street communities, with a historic downtown area that's the focal point for the Prairie Arts Festival and other events. As part of the Golden Triangle, which includes Columbus and Starkville, residents have access to major employers, colleges, retail and an airport.

Part of Mississippi's rail and shipping networks

According to its city website, West Point originated as a railroad town. Now, it's part of the Kansas City Southern Rail Network and helps connect major manufacturing areas. West Point is also close to the Tennessee-Tombigbee Waterway, a major artery for shipping some of the country's most important goods. Other major industries include health care, education and military, as Columbus Air Force Base is nearby.

A low median sale price in West Point

West Point's median sale price is $100,500, over $300,000 less than the national number. Most homes here were built between the mid-19th and mid-20th centuries, with decorative exterior styles common to the area like Craftsman-style or neoclassical. In addition to smaller single-family homes, Rosetti notes historic houses along the city's main street. "There's also new construction in the area," Rosetti says. "A developer we're working with is building over 80 new homes close to town."

West Point Consolidated School District

Students can attend the West Point Consolidated School District, which receives an overall C grade from Niche. The district serves over 2,600 students across Clay County and is a Mississippi's Excel by Five program member. This initiative combines community outreach, education and family support services to ensure children in the community can excel before they reach kindergarten. "The schools are also known for their athletics; our high school football team wins many regional and state championships," Rosetti says.

Several major city parks surround West Point, most of which are connected by the Kitty Bryan Dill Memorial Parkway. This green belt spans nearly 4 miles and connects five unique parks. The Prairie Arts Festival

Downtown West Point is a collection of 19th and 20th-century-era buildings along West Main Street and Commerce Street, making the downtown look as much as it has for over a century. Cafes, restaurants, boutiques, bars and antique shops now occupy these buildings. Many residents head to nearby Columbus for big box stores and shopping centers. While West Point is a laidback, quiet community, it's known for a few celebrations, like the Prairie Arts Festival. Every year on the Saturday before Labor Day, the festival takes over downtown with local live music, art, handmade artisan crafts, local food vendors and a classic car show. It has over 600 exhibits, including the family-friendly Kidsville. "One of the biggest parts of the festival is the juried fine arts show. It brings a lot of art collectors to the area," Rosetti says.

Golden Triangle Airport

The community is close to major Mississippi thoroughfares, like Highway 45, which connects the city to Interstate 20 and Interstate 22. It doesn't have public transportation and is largely car-dependent, though there are on-call shuttle services available from independent companies. The closest hospital is North Mississippi Medical Center-West Point. Nearby, Columbus is home to Golden Triangle Airport, the closest regional air service. Memphis International Airport is 145 miles away and offers direct flights.

Weather and crime in West Point

West Point's north Mississippi location has a very long, humid summer with temperatures frequently in the upper 90s and short, rainy winters with rarely below freezing. While crime statistics for West Point aren’t readily available, the State of Mississippi reports that Clay County had a 30% decrease in violent crime between 2023 and 2024. Property crimes were relatively unchanged.
