Right at Los Angeles County’s border to the north sits a city that, despite its size, offers its 7,500 residents a small-town feeling that can be hard to find anywhere else in Southern California. "You’ll go into a restaurant, and you’re bound to run into someone you know," says Carmela Achiche, real estate agent with Keller Williams Realty Westlake Village. "Plus, there’s so much to do. You’ve got the lake and you’ve got all the parks. It’s just beautiful."

Newcomers to Westlake Village will find spacious houses in various architectural styles, from two-story ranch-style homes with low-pitched roofs and large front-facing windows to Contemporary homes with Spanish influences like tile roofs and stucco facades in warm colors. Lot sizes vary, but even the homes on smaller lots have plenty of space for a front yard landscaped with drought-tolerant plant life and a backyard big enough for a pool and patio. The streets throughout the residential areas bend and curve, often ending in cul-de-sacs, helping to cut down on traffic and noise and providing space for evening walks or afternoon bike rides. Prices range from $455,000 for 1,000 square feet to $10.7 million for 9,400 square feet. You can also find town houses and condos throughout the area, with prices ranging from $400,000 for 500 square feet to $2.8 million for 3,800 square feet and boasting amenities like community pools, barbecue areas and gated entrances.

Children in Westlake Village attending public school may begin at Westlake Elementary, then continue to Colina Middle and Westlake High, all a part of the Conejo Valley Unified School District. Westlake High serves approximately 2,300 students from ninth through twelfth grade and rates an A+ on Niche.

Westlake Village is blessed with countless ways to get out into the fresh air and sunshine. Many locals enjoy hiking and biking the Pentachaeta Trail in Triunfo Canyon Park, a two-mile path that will take you past oak woodlands, native grasslands and, in the spring months, wildflower meadows. The park itself boasts amenities that will help get your heart pumping, like basketball courts, tennis courts and soccer fields, plus offers a playground for the kids. Or, if you’re looking to relax, you can grill up some hot dogs and have a picnic at any of the 11 picnic tables. Golf enthusiasts can play a couple of rounds at Westlake Golf Course, a public 18-hole regulation-length course open 365 days a year that offers challenging play for every skill level. And many locals are drawn to Westlake Lake, the 125-acre lake located in the city’s center. Residents of the gated community Westlake Island have access to boating and bass fishing, and all residents can walk, run or bike around the perimeter.

For shopping, head to the retail hub along Lindero Canyon Road and find shops where you can cross everything off your weekly to-do list, like Costco, Smart & Final and Target. When looking for some retail therapy, make a quick trip to The Oaks in nearby Thousand Oaks. This popular indoor/outdoor shopping mall offers well-known retailers like Apple and Nordstrom. Westlake Village also has a large variety of restaurants for when you're looking to dine out, including Moody Rooster, which offers a small, seasonal menu using sustainable ingredients. The menu changes regularly, but some mainstays include salads, harissa carrots and saganaki.

For your commute, US-101 runs through the middle of the city, which will take you northwest to Thousand Oaks or southeast towards Calabasas and the rest of the San Fernando Valley.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
