Convenient condos meet historic Queen Annes
Downtown is a mix of renters and owners, with over 40% renting in complexes or above local businesses. There are also condo and townhouse communities downtown. Many are pet-friendly, and some have private pools and fitness rooms. Units are priced between $280,000 and $700,000, while townhouses go for $360,000 to $540,000.Historic homes are farther from downtown, although still within walking distance. These include some Queen Annes with ornate trim, American Foursquares, bungalows and National Folk builds. Old-growth oak, cypress and elm trees shade and conceal some yards and front stoops from view of the busy roads. Those built as far back as 1887 have been renovated; most have detached garage space added later. The streets between these historic homes were filled throughout the 1900s with midcentury ranch styles, Cape Cods and split-level homes. Larger properties built from the 1990s through the 2010s blend in stylistically with their older counterparts, with bay windows and towers. Regardless of the home style, the community keeps their yards trim, with seasonal decor cluttering wraparound porches and window boxes overflowing with flowers. Most single-family homes range from $340,000 to $770,000 while sprawling Queen Anne-style estates and new builds range from $925,000 to $1.5 million.
Exploring the Wheaton Prairie Path
Walkers and bikers take the Wheaton Prairie Path from the intersection right in town. These crushed limestone trails are part of the larger Illinois Prairie Path, which extends throughout DuPage County and beyond. Shoppers can rest their feet at Adams Park, which extends behind Wheaton Public Library with benches and ADA-accessible pathways anchored by a central fountain. In addition to statues honoring veterans, Memorial Park is downtown’s main performing arts venue, with the Bandshell hosting both free and ticketed concerts throughout the year. Wheaton students are zoned for Community Unit School District No. 200. "All schools from early childhood through high are within one district, and a lot of resources are shared between the schools," explains Oswald, who is also a member of the district's Citizens Advisory Committee. Younger students choose between options like Longfellow Elementary School or Lowell Elementary School, both of which score an A from Niche. Franklin Middle School also scores an A, while Wheaton North High School gets an A-plus. Downtown is Wheaton’s event hub. Memorial Park hosts Shakespeare in the Park, Beer and Selzer Fest and other events with its fields and stage area. "They just renovated the Bandshell, which hosts bands throughout the summer," says Brooke Oswald, Realtor with Berkshire Hathaway Home Services and longtime Wheaton resident. "Saturdays from April through December is the farmers market, and people from all over the west suburbs come for various handmade goods, plants, fresh foods and veggies—even a guy who makes crepes!" Walking is the dominant form of transportation from the residences to downtown. Clean sidewalks and plenty of streetlamps contribute to a Walk Score of 94 out of 100 in downtown Wheaton and surrounding residential streets. However, public lots and garages are available for drivers.Wheaton is home to two Metra trains on the Union Pacific-West line towards Chicago’s Ogilvie Transportation Center: one directly downtown, and one less than a mile up the road outside private Wheaton College’s columns and towers. "I think post-pandemic, there are a lot of people who lived in the city and are looking to move out of that area to the suburbs," Oswald reflects. "Wheaton is right on the Metra line, and it's about a 45-minute ride, so it's convenient for those with hybrid work schedules who work downtown only a few days a week.” I-88 runs from east to west and I-355 traverses north to south for commuters who prefer driving the 29 miles to downtown Chicago and for commercial flyers at Chicago O’Hare International Airport, 26 miles away. Northwestern Medicine Central DuPage Hospital on the west end of the city, 3.5 from downtown Wheaton.
A highly-walkable core of commerce and eateries
Aside from Midwest-local chains like Egg Harbor Cafe and Bricks Wood Fired Pizza, the Downtown Wheaton Association keeps these mismatched storefronts and homes-turned shops mostly locally owned. The Burger Social, a participant in Hale Street Tents, has an interior with chandeliers hanging from industrial beams and serves Angus beef sourced from Midwest farms. My Half of The Sky sells fair trade items in close quarters and houses several offshooting rooms for meet-ups and workspaces. More restaurants and shops are within walkable distance, from afternoon tea service at Suzette's Crêperie to fair trade home decor and gifts at Amante Marketplace. Wheaton Promenade has mining carts overflowing with blossoms in the summer and a fireplace crackling in the winter to encourage residents and visitors to interact with downtown. As for groceries, the nearest big-box store is the Mariano's on South Main Street. More options are available farther south at the Danada Square shopping plaza on Butterfield Road, with Jewel-Osco and chains like Jamba and Chick-Fil-A.
