A variety of housing at much lower prices than neighboring Zionsville

Anson is a large multi-use development along I-65 that helped jump-start Whitestown’s expansion. Developed mostly between 2009-2018, it includes housing, retail and logistics employers. In 2020, Whitestown’s population was a little over 10,000. Since then, the community has added more than half that population and is approaching 17,000 residents, with no signs of slowing down. Several homebuilders continue to be involved in new home construction. Notable developments, each with specific amenities and a variety of homes in walkable settings, include:

  • Trailside by D.R. Horton
  • Jackson Run by Ryan Homes
  • Lennar at Peabody Farms West
  • Bridle Oaks South by Arbor Homes
Townhouses can also be found, including new units at Trailside.
HOA fees are very reasonable. Most are under $75, and they rarely exceed $150.
Bungalows and other traditional architectural styles stand out among the older housing options in the heart of town. Midcentury ranch-style homes on spacious lots highlight the offerings west of I-65.
Prices typically range from about $300,000 to around $600,000. Relative affordability is a major draw for the area. Whitestown’s median sales price of about $360,000 is nearly 50 percent lower than neighboring Zionsville . The median is about 15 percent higher than neighboring Lebanon, but that community’s housing stock is much older.

Easy access to downtown Indianapolis and a shuttle for local commute

Improvements to the interchanges at County Road 550 South and state Road 267 were key investments by the state to alleviate traffic issues that typically result from residential growth. Both are important secondary roads that connect to I-65. “Traffic is better than it is on the east side of Indianapolis,” says Rashelle Howe of Century 21 Scheetz, who has sold several homes in Whitestown. “[The area] is growing and getting more congested, but that’s happening everywhere. Whitestown is pretty easy [for commutes]. You can get downtown in 20 minutes and the airport in 30.” Downtown Indianapolis is less than 20 miles away via I-65, which also leads directly to Lafayette about 45 miles away. “There’s a lot of jobs locally, but a lot of people also travel to Indianapolis and Lafayette for work,” Howe says.

The Whitestown Connector is a free shuttle service that runs between the community and Indianapolis. It connects commuters to industrial parks that are part of the region’s transportation and logistics industry.

A community served by two highly rated school districts

Most of Whitestown is served by the Lebanon Community School Corporation. A portion of the community is served by Zionsville Community Schools, one of the highest rated districts in the state. Under Indiana’s open enrollment program, students can apply for transfers to district schools outside of their geographic zones. They can also apply for transfers out of the district. Such transfers are contingent on capacity, and other factors such as attendance and behavior.

Retail stores near I-65; local favorites on Main Street

The Shoppes at Whitestown is a retail anchor of the Anson mixed-use development. The Marketplace at Anson is another destination among the stores and restaurants near I-65 on the community’s south side. Meijer and Lowe’s Home Improvement are convenient big-box retailers in this area on either side of Whitestown Parkway. “[Commercial] infrastructure could be better,” Howe says. “It’s growing faster than they can keep up.”
Main Street on the north side of town is home to local favorites such as L.A. Café. “It’s locally owned and been there a long time,” Howe says. “It’s casual, but you can get a really good steak, or seafood. It’s very hometown and welcoming.”

Big 4 Trail is the highlight of several recreational spaces

Walkers, runner and bike riders can take advantage of the Big 4 Trail, a hiking and biking path along an old rail line that connects residents to other Boone County communities including Zionsville and Lebanon. “You can hop on your bike or throw on your running shoes and go for the whole day,” says Shannon Garner, a former Realtor for the F.C. Tucker Company who lived in Zionsville before retiring. “No matter the weather, people are always on the trail enjoying the beautiful setting.” The trail is part of a linear park, and Whitestown has several more traditional parks with amenities that range from athletic courts to playgrounds to free libraries. The annual Santa Parade starts at the Whitestown Municipal Complex, which also hosts seasonal winter markets and a Fourth of July fireworks show. Nearby Main Street Park hosts a summer concert series. “Whitestown is definitely family friendly and community driven,” Howe says.
