Aberdeen is a part of the Maize Unified School District, and every school zoned to Aberdeen has an A-minus grade from Niche. Students begin their studies at Maize Elementary School before going on to Maize Middle and finishing their degrees at Maize High. Aberdeen is made up of new traditional ranch-style houses built throughout the late 1900s and early 2000s. Lined along cul-de-sacs, these single-family homes sit on quarter-acre lots with young trees on well-manicured yards taken care of by lawn services. They feature attached two- and three-car garages and fenced-in backyards, some of which face the community’s lakes, beautified by fountains. Aberdeen’s smallest homes offer around 900 to 1,000 square feet of living space with two bedrooms, selling for around $250,000 to $275,000. There are also many 1,500- to 2,500-square-foot homes with three to four bedrooms, ranging from $275,000 to $315,000. Homes don't hit the market often, but when they do, they tend to sell fast. "Driving through, you'll hardly see a 'for sale' sign," says Proffitt. "The last house I saw go up sold in five days."Private lakes, public wetlands and a YMCA water park
Residents can enjoy private access to Aberdeen’s five catch-and-release fishing ponds stocked with catfish and largemouth bass. “Fishing is open to residents and their guests,” says Proffitt, “You can walk all around them. We also have two play areas on the lakes with pavilions. I see kids out there all the time.” Locals also live right by the 90-acre Pracht Wetlands Park, one of the few remaining wetlands in the Midwest, where nature enthusiasts can access diverse terrain filled with flowering lily pads and aquatic wildlife, viewed from an elevated boardwalk. Sunset Park, just a few miles east, provides 20 acres of open green space with sports fields, tennis courts and a playground. The Ken Shannon Northwest YMCA, located two miles west, is another fun place where locals can splash in the outdoor water park or head inside to swim laps in the indoor pool, climb the rock wall or join a fitness program.Neighborhood cleanups, garage sales and future holiday parties
Neighbors take care of the landscape by gathering for seasonal cleanups to keep the neighborhood pristine. The HOA also hosts weekend community-wide garage sales and plans to hold more holiday parties. According to Proffitt, Aberdeen used to have Christmas parties and other celebrations at Northwest Christian Church and Evangel Assembly of God, two houses of worship in the neighborhood. That was until the COVID-19 pandemic. However, Proffitt says those events will eventually return.Getting to downtown and the airport
Wichita Transit provides public buses along Maize Road by NewMarket Square. However, most people get around by driving their own cars along Wichita’s grid-pattern main roads. Interstate 235 is about 5 miles east, which commuters can take to U.S. Route 400 for a total 11-mile drive to Downtown Wichita. It’s also a 6-mile drive south to Wichita Dwight D. Eisenhower National Airport.Low crime scores
