Oatville is for when nature is preferred to noise. Located eight miles outside the city of Wichita, its pastoral peace is a tranquil alternative to the urban activity of its busier contemporary. “Oatville has a suburban feel. People who fantasize about living in the country are drawn to it because it’s a secluded area with fairly large lots,” says longtime resident and River City realtor Jack Silvers. The neighborhood features several parks, homey restaurants and easy access to major roadways.

Home styles in this neighborhood include New Traditional and ranch-style houses. Arranged in a grid-like format, these residential areas are easy to navigate. Many come with sidewalks running through front yards, abundant tree life and large lawn spaces great for gardens and decor. Additionally, many of these homes are newer constructions and others may need renovations. Silvers says the neighborhood has a lot of fixer-uppers. “There’s lots of mobile homes that have been abandoned or left empty for a long time and trashed. That’s why people take pride in making their homes look nice here. Those people are starting to buy up the land and clean them up.” An Oatville home can start at $240,000 for three room and two baths, and can go as high as $750,000 for six beds and four baths.
A road runs through it
The neighborhood has several connectors for travelers. The Dwight D. Eisenhower National Airport is located five miles away. Interstate 235 and State route K-42 run through the area. “K-42 goes southwest to a lot of small towns, but you could also use it to get to Wichita. Oklahoma City is about two hours from there as well,” Silvers says.
Burgers and billiards
Pit Stop Bar & Grill indulges customers in an assortment of American classics, like burgers, hot dogs and chicken strips. Dusti’s Place is a no-frills neighborhood hangout complete with pool tables, karaoke nights and cheeky auto service ad inserts between menu sections. Residents can do their everyday grocery shopping by making a five-mile drive to Walmart or an eleven-mile drive to Walmart.
Parks in the prairie
Alice Wall Memorial Park features a playground for little ones to explore and is located right along the Wichita- Valley Center floodway. Pawnee Prairie Park is great for hikers and equestrians and is also home to the Tex Consolver Golf Course and over 100 species of birds. OJ Watson Park has lots of exciting amenities including pony rides, a miniature train, kayaking and pedal boats and concessions. South YMCA has many activities for getting active.
Getting credit
Students in the area may attend Oatville Elementary, which earned a B-plus rating from Niche, and move on to Clearwater Middle School, which also earned a B-plus rating. Wichita Northwest High School earned a B-rating.. In partnership with Black Hawk University, Kewanee High offers several Concurrent Credit courses where students have the opportunity to earn college credit.
Water slides and Wichita
Residents can catch live music performances and parties at Wichita Union Stockyards, the local dancehall and event venue. In the summer, Splash Aqua Park has waterpark fun for all ages with lots of amenities including slides, runways and jumping pillows. Downtown Wichita is an eight-mile drive away, giving Oatville residents access to its own restaurants, shopping and local events.
