Historic, streetcar-era enclave near downtown Wilmington
Nestled in the heart of Northeast Wilmington, the Ninth Ward neighborhood is a testament to the city's rich history and cultural diversity. With its charming streets, welcoming community, and a blend of old-world charm and modern amenities, the Ninth Ward offers an exceptional living experience for residents seeking a vibrant urban lifestyle.
Victorian and Craftsman homes
Established in the late 19th century as a streetcar suburb, the neighborhood has witnessed the city's growth and transformation over the years. The architecture reflects the area's storied past, with beautifully preserved Victorian and Craftsman-style homes lining the tree-covered streets. Home values range from $200,000 to $600,000 in the neighborhood. At the bottom of the range, you can buy a town house with around 1,300 square feet of living space and a covered front porch. For $570,000, you can buy a sizeable quadruplex building that can provide opportunities for supplemental rental income or a significant renovation project to create a single-family home with 8 bedrooms.
Victoria Dickinson, a local Realtor with Patterson-Schwartz Real Estate, describes the community as part of the city's back gateway. Driving along Interstate 95, motorists enter Northeast Wilmington by getting off the highway and heading south on Route 202, which functions as an entrance corridor and bisects the densely populated neighborhood arranged in a traditional urban grid pattern.
High-rated Red Clay district plus nearby charters and privates
Public schools in the city belong to the Red Clay Consolidated School District. Niche gives the school system an A- and ranks it No. 2 on its list of districts with the best teachers in Delaware. Alternatively families can apply to send their kids to local charter and private schools nearby, including the Salesianum School.
Brandywine River trail, Haynes Park and lunch-hour fly-fishing
Living in the neighborhood, you'll be less than two miles from downtown's lively commercial districts and a looping tree-covered park trail crossing the Brandywine River. "That's the appeal of living in the area," Dickinson says. "A lot of my clients say they like to go fly fishing during their lunch hour at work." Closer to the neighborhood, residents can take their dogs or children to Haynes Park. Surrounded by a screen of tall and leafy trees, visitors play tennis or watch their kids romp at the playground with classmates and other friends.
Landmark brewery anchors local gathering spot
After a stroll in the park, you can visit Wilmington Brew Works with friends to sip on ales, lagers, sours and ciders. Located in a former laboratory, the brewery is a local landmark with a distinguished Mediterranean Revival architectural style.
DART buses on Baynard Boulevard link to statewide and Philly routes
While the city's trolley system gave rise to the community a century ago, residents have relied on public bus transit along the Baynard Boulevard corridor since the late 1950s. Managed by the DART First State transit system, the bus routes traveling the boulevard are part of a local and regional service network that crisscrosses the state and connects to Philadelphia.
