Brick colonial row homes are one housing choice
Another distinguishing characteristic of the calm residential area two miles west of downtown Wilmington is Bancroft Parkway, a two-way meandering street with a broad green, tree-lined median. The 1920s brick colonial row houses that line the parkway are highly sought after. Homeowners take great pleasure in their landscaping, and lawns have even been included on the Wilmington Garden Tour. A typical residence here is a three-bedroom, one-bathroom row house of 1,100-1,200 square feet, with siding, stucco, stone or brick. Sidewalks and curbs surround modest open and enclosed porches. Ventresca says pricing is determined by accessibility to the parkway, whether the basement or attic was refinished, and how recently the home was remodeled. In 2023, a brick-row house on the parkway with four bedrooms and one bathroom sold for $247,000. To buy move-in ready, the price is closer to $285,000, she says. A recently renovated three-bedroom, three-bathroom brick colonial with a partially completed basement sold for $290,000 in 2022. Some have desirable off-street parking, and the occasional single or twin sells for a greater price. The region is slightly more inexpensive than nearby Colonial Heights, where an inventory of detached homes raises prices to $285,000, compared to Union Park Gardens' $240,000. Baltz Elementary School serves students through fifth grade, after which they attend DuPont Middle School and McKean High School. Niche grades the schools B, A and C-plus respectively. You can also apply to the Cab Calloway School of the Arts, a local arts magnet school with an A+ rating on Niche. CCSA shares a building with the Charter School of Wilmington, a STEM-focused program ranked as the best charter high school in the state by Niche, and students can attend classes at either location. Neighbors recognize neighbors in Union Park Gardens. Ventresca claims she grew up among kids from the area who later raised their families there. "There's probably second and third generations there now," she said. She recalls walking through Union Park Gardens to pick up her pals on their way to school, and they'd all go to the Boys and Girls Club afterward. Residents can still participate in league sports and swim clubs, as well as attend holiday activities and educational programs. Over the years, the neighborhood's civic association has fostered a sense of community through events such as movies on the median and holiday parades, as well as occasional craft fairs. However, most connections occur unplanned on the median, where you can catch up with neighbors while playing fetch with Fido or throwing a frisbee with friends.Load up on some carbs
Enjoy a carb-load of delights within a short walk from Union Park Gardens. Ventresca recommends Ristorante Attilio, located east on Lancaster Avenue. She believes that everything on the menu is worth trying, but she recommends starting with the green beans and potato starter. Greenhill Deli-Pizza in The Flats offers pizza by the slice. Little Italy, just a few blocks away, is home to two "Diners, Drive-ins, and Dives" favorites: Luigi Vitrone's Pastabilities, with its brilliant orange and green facade, and Mrs. Robino's, which has been family-owned since 1940. Then visit Papa's Market, a community favorite since 1927, for groceries and take-home meals such as tomato pie, meatballs, and cold meats.
