Homebuyers shopping around Mayfaire have plenty of options. Two-bedroom luxury condos along Main Street sit right above the action, featuring community amenities such as fitness centers and movie rooms. Residents don’t have to worry about parking thanks to reserved spots in the lots right behind the complex. Hidden in the thick forest behind the shopping centers, Parkside at Mayfaire offers a contrasting atmosphere. Palm-tree-lined streets lead to a central, red brick roundabout adorned with a fountain and flowering garden beds. The one-and-a-half-story patio homes and towering Charleston-style residences here add to the community’s coastal storybook charm, and some properties have metal roofs for hurricane resistance. One-level living is available at the private Eastwood Village, which has smaller ranch-style homes modernized with open floor plans. Buyers can expect to pay above the Wilmington area average of $550,000 to live in Mayfaire. “One of the reasons most people choose this location is that you’re going to pay a little bit more to be in this area, but at the same time, the convenience of it is worth it,” Freeman says. Condos typically cost between $400,000 and $600,000, with monthly HOA fees between $500 and $600, while the ranch-style homes in Eastwood Village list between $500,000 and $600,000, with monthly HOA fees around $300. Many of the communities within Mayfaire have their own recreational facilities, including gyms, pools and tennis courts. When residents want a change of scenery, the sprawling Ogden Park is about 3 miles away. It features multiple athletic fields and courts, an outdoor gym and a skate park. “You can do anything from team sports to just walking your dog around,” Freeman says. He adds that residents often bike along the Cross City Trail to reach Wrightsville Beach, a popular spot for surfing. “Wrightsville Beach has a big park over there,” Freeman says. “You’re walking the loop if you need some exercise, and you’ve got all the things that come with the beach.” Mariners at the Wrightsville Beach Marina set off on cruises along the Intracoastal Waterway while amateur anglers book offshore fishing expeditions. Golfers can join the private Landfall Country Club to tee off on two courses crafted by famed designers Pete Dye and golf legend Jack Nicklaus. All three public schools in the Mayfaire attendance zone sit along Market Street, Wilmington’s business route. John J. Blair Elementary earns a B-minus from Niche. The school, originally from the 1950s, was rebuilt between 2017 and 2019 due to a growing student population. The campus now features a brightly color-blocked interior and an equally colorful outdoor play area. M.C.S. Noble Middle is next door and gets an A-minus. The school has a competitive athletics program and annually celebrates its championship-winning teams with a Parade of Champions down the hallways. New Hanover High receives a B-plus and is known for its Lyceum Academy, a program for juniors and seniors focused on interdisciplinary learning, Advanced Placement classes and college prep. Saint Mark Catholic School and Providence Preparatory Academy are the closest private options, both located less than 2 miles from the neighborhood along Eastwood Road. Life’s necessities are all within the community. “We jokingly call it the bubble because it’s so close to everything,” Freeman says. Most residents travel less than a mile to reach the businesses here. Neighborhood streets are lined with sidewalks and streetlights, making travel easy for pedestrians at any time of day, and Town Center Road has dedicated bike lanes. People typically drive to get around the rest of Wilmington. Mayfaire sits inside a triangle created by Eastwood Road (U.S. Route 74), Military Cutoff Road (U.S. Highway 17), and Market Street. The busy thoroughfares make for simple commutes into downtown, about 8 miles away. Wrightsville Beach is less than 4 miles away. Larsen says she likes to take a quick rideshare there to avoid paying for parking. As for public transportation, a bus route circles the neighborhood. Still, Freeman says, “Wave Transit is not as popular over here since you’re so close to everything. Lots of people e-bike, ride a bike or walk.” Wilmington International Airport is about 8 miles northwest.A mix of chain restaurants and local eateries
Daily life here revolves around the Mayfaire Town Center. The outdoor shopping mall was developed in the early 2000s with walkability in mind. Wide sidewalks are dotted with streetlights and benches. Shaped shrubs, flowers and trees provide a pop of color and a sense of place. Residents blend in with shoppers from around the city, especially on the weekends, as they bop in and out of stores, boutique businesses, fitness studios and salons. The mall hosts dozens of national brands, including Lilly Pulitzer, Barnes & Noble, and Pottery Barn. National and regional chains also make up most of the eateries, such as Cava, the fast-casual Mediterranean restaurant, and Drift Coffee & Kitchen, a popular brunch spot. Freeman says there’s a multitude of locally owned upscale restaurants and casual beach-style places just outside the neighborhood: “K38 Baja Grill is your Baja-style place with fish tacos. Or, if you’re looking for something higher-end, you’ve got G Prime, True Blue and Port Land Grill.” For entertainment, the latest blockbusters screen at Regal Mayfaire or trampolines can be enjoyed at Flip N Fly. Groceries are nearby, with The Fresh Market, Harris Teeter and Lidl in the neighborhood.
