About Winton, CA

About Winton, CA

A small agricultural town in the Central Valley

Established as a stop on the Santa Fe Railroad, Winton is a small rural town with a farming history that goes back to 1879. With a location in the agricultural Central Valley, not much has changed in Winton. However, the scenery has shifted from cow pastures to sweet potato fields, almond orchards and peach trees over time. “It's a slower-growing little community, but it’s near Atwater and Merced, so it’s close to commercial nearby with less traffic,” says Realtor Gustavo Perez, who's with Re/Max Residential Office and has two decades of experience in the area. “Being a small town without much commercial keeps the prices low.” Housing costs keep the area’s population steady, which has hovered around 11,000 for the past 15 years.

Bungalows, ranch-style homes and farmhouses in Winton

Surrounding the thoroughfare North Winton Way, the central part of the community is composed of grid-style blocks of bungalows and cottages from the 1940s, which tend to be on the lower end of the area’s price range. The community expands with looser blocks of midcentury ranch-style homes, then grows further with contemporary ranch-style homes from the 1990s through the 2010s. Ranch properties are on the edges of Winton — farmhouses on multiacre lots that come with orchards, which tend to be on the more expensive end of the market. The outskirts of town also have agricultural land available, without homes on them. The median sales price in Winton is $360,000. “The lower price of homes is the main draw,” Perez says.
