Woodbine offers rural living between Frederick and Baltimore
Situated halfway between larger cities like Frederick and Baltimore , Woodbine features expansive single-family homes on acres of rolling farmland. The community is split between Carroll County and Howard County along the South Branch of the Patapsco River, and the school districts in both counties offer highly ranked public schools. “You definitely get a lower price point in Carroll County. If buyers aren’t sending kids to private school, Carroll can be an option,” says Mike Evans, a Howard County local and Realtor with The Bob Lucido Team of Keller Williams Integrity. “When I sell, most people want to be on the Howard County side of Woodbine for the schools.” Locals head to nearby parks for a range of activities, including hiking and fishing at Piney Run Park or riding horses at the Carroll County Equestrian Center.
Spacious single-family homes on rolling farmland
Spacious homes lining winding pastoral roads characterize the housing market in Woodbine. Buyers can find split-levels, brick ramblers and Cape Cods at the low end of the price range, while stately Colonial Revivals that feature four or more bedrooms and multi-acre lots are available past the million-dollar mark. Single-family homes are priced from $400,000 to $1.5 million, with prices typically dependent on square footage and lot size. “The atmosphere is very country and rural, with cattle farms and equestrian centers with indoor riding facilities,” says Evans. “Most of them are farmettes with horses and riding trails.”
Students can go to school in Carroll County or Howard County
Woodbine’s zip code, 21797, is split between Carroll County to the north and Howard County to the south, so students will fall under a different school district depending on their home address. Students zoned for Howard County Public Schools can attend Lisbon Elementary School and Glenwood Middle, which both get A-ratings from Niche, while Glenelg High School has an A-plus rating. Students served by Carroll County Public Schools can attend Mount Airy Elementary and Mount Airy Middle School, which both get A-minus ratings from Niche, while South Carroll High gets a B-plus rating.

Baltimore and Frederick are less than an hour from Woodbine
Due to the fact that there is no local public transportation option in Woodbine, residents are reliant on car travel. Commuters can drive to Baltimore after a 32-mile drive east along Interstate 70, which takes around forty-five minutes, depending on traffic. Residents can also head east to catch flights out of Baltimore/Washington International Airport. Frederick is 27 miles west of the community and is home to Frederick Health Hospital.
