A reinvigorated job market
Framed by the Sierra Nevada Mountains, the compact city of Woodlake has a small-town vibe and a festive community spirit. The area has continued to grow since its incorporation as a Tulare County city in the early 1940s, adding and updating housing stock while preserving the long-running establishments that have helped form the city’s welcoming personality. Cesar Gomez, a Tulare County native and a Century 21 Realtor with six years of experience, says this growth is likely to continue due to the ever-increasing cannabis industry, which has a strong foothold in the Central Valley and has reinvigorated the city’s job market. “I don’t see why it would stop, especially because pricing in Woodlake is still better when compared to Visalia, which is only about 15 miles away,” he says. Gomez also says that the city is known for its annual rodeo, which usually kicks off with a big parade outside Woodlake City Park. With local schools, well-loved restaurants, foothill views and continued development on the horizon, Woodlake is primed for many more years of growth.
Decades-old small businesses
Just off Valencia Boulevard, residents can easily grab groceries from State Foods Supermarket and prescriptions from Rite Aid. Heading toward the Avenue 344 roundabout, a row of restaurants features everything from tacos to donuts. But among the newer establishments, Woodlake Drive-In is a blast from the past: This awning-covered, counter-serve burger joint has been a community staple for more than 50 years, surviving multiple ownership changes and holding steadfast to its original charm. Up the road, the new Our Place Café is making a name for itself with its homestyle cooking and generous community spirit. And on the south end of the community, The Runway Café maintains its 60-year tradition of helping weary pilots refuel after landing at the Woodlake Airport.

A train-themed playground at Woodlake City Park
Woodlake City Park sits at the heart of the city, making it a key location for community events. Picnic shelters, gazebos and landscaped lawns provide space for weekend gatherings, while the train-themed playscape excites young conductors. Themed playgrounds are not unique to this location, though: Children also enjoy exploring the new forest-inspired equipment at Valencia Heights Park, which comes complete with a mountain backdrop. “The views are pretty spectacular out there. You’re a lot closer to the foothills but still on level ground, so you get more of the rolling hills than you do in Visalia,” Gomez says. The views at the 13-acre Woodland Botanical Garden aren’t bad either, and Gomez says residents often take in the scenery during walks around nearby Bravo Lake. Thanks to a generous grant from the state, residents can also look forward to the creation of new parks in the coming years.

Parades on Valencia Boulevard
As a small city, Woodlake loves to host events that bring neighbors together — usually with a parade. Locals get a kick out of the annual Woodlake Lions Rodeo and Mother’s Day Parade, gathering again just before Independence Day for the Third of July Blast. Mariachi Fest sets a colorful tone for fall, and the classic Santa’s Workshop event rounds out the year with a lively Christmas Parade.

New construction fuels Woodlake’s market
Whether it’s older, traditional ranch-style homes near the city center or newly built Craftsman bungalows in the growing Valencia Heights development, properties in Woodlake are known for having neat and creative landscaping. Sidewalks lead past manicured yards dappled with shade from towering palm trees, while Mediterranean touches like smooth, sand-colored stucco and arched entrances contribute to a classic California vibe. More mature properties near Valencia Boulevard tend to be the smallest and most affordable, with three-bedroom options listed at around $330,000. Slightly larger new builds usually list closer to $400,000, offering four bedrooms and nearly 2,000 square feet of living space. Empty lots are also available, especially on the outskirts of the city, leaving plenty of room for continued development.

The Academy of Agriculture program at Woodlake High
Students in Woodlake start their academic careers with kindergarten through second grade at Francis J. White Learning Center, which receives a grade of B-minus from Niche. After attending Castle Rock Elementary and Woodlake Valley Middle, which both maintain grades of C-minus on Niche, students can apply for the Academy of Agriculture program at Woodlake High, which receives a B-minus on Niche.
