Historic neighborhood on Worcester’s west end
The Beaver Brook neighborhood on Worcester’s west end is best known for its eponymous Beaver Brook Park, a public green space that has activities and outdoor amenities for all ages. Historically, Beaver Brook was an area where industrial workers of color settled in the late 19th and early 20th centuries, as documented by photographer William Bullard. In the mid-20th century, several of the area’s homes were bought and demolished by industrial companies with plans to expand, and those lots currently sit vacant. Still, many examples of historical architecture remain, and Beaver Brook’s residents maintain their community spirit at the park that anchors the neighborhood.

All kinds of sports for all kinds of kids at Beaver Brook Park
Beaver Brook Park is a nearly 20-acre outdoor space. “There are wonderful activities within Beaver Brook Park,” says Brian Allen, a sales associate with Rubric Commercial who specializes in selling multifamily properties throughout Worcester. “There’s a dog park, basketball courts, and, on the other side, there are recreation fields for youth sports.” Ted Williams Little League players compete under baseball diamond lights, the Worcester Vikings youth football program uses the multipurpose field and the Worcester Renegades Youth Street Hockey team skates on the park’s outdoor rink. There are playgrounds on each corner of Beaver Brook Park; the city’s East-West Trail, a 14-mile route through Worcester's urban and green spaces, crosses the park; and the Beaver Brook Dog Park has sections for large and small breeds. Across the street, Commerce Bank Field at Foley Stadium hosts high school football games, while the Strike Zone batting cages on Mann Street are where some young baseball and softball players train. The neighborhood is also near Elm Park and Newton Hill, two of the city’s most popular outdoor spaces.

Running errands on Park Avenue
There are a few local restaurants scattered throughout Beaver Brook. Joey’s Bar & Grill is a popular dinner spot, serving large portions of American fare, from Nashville chicken tacos to Western barbecue burgers. Visitors to the nearby local chain NU Kitchen Worcester enjoy lighter meals, as the restaurant specializes in healthy foods, like acai bowls, wraps and super grain bowls. For groceries, there’s a Big Y World Class Market on Mayfield Street. Park Avenue, a major commercial thoroughfare in the city, runs through Beaver Brook to the east, with CVS, Walgreens, chain restaurants, auto shops and more businesses lining it.

Cape Cods and triple-deckers for rent and for sale
“The neighborhood transitions from commercial to residential,” Allen says. “It’s a mix of smaller attached single-family homes, some triple-deckers, single-families and a smattering of Victorians.” Modest homes sit on tidy lots in Beaver Brook. The neighborhood mainly consists of two- to three-bedroom Cape Cod properties, which can range in price from around $325,000 to around $400,000. The neighborhood’s few Colonial Revivals and Victorians can run between around $385,000 and around $560,000. A little over half of Beaver Brook’s residents rent, and triple-decker properties accommodate them. Investors looking to purchase one of these multifamily homes can find one for between about $700,000 and $1 million. There are also many duplexes in the neighborhood, mostly around Reed Street.

Students zoned for Doherty Quadrant of Worcester Public Schools
The neighborhood is within Worcester Public Schools’ Doherty Quadrant. Beaver Brook students may start at May Street School and move on to Forest Grove Middle, which both get B-minus scores from Niche. They can finish their public education at Doherty Memorial High, which receives a B grade and offers both Advanced Placement and dual enrollment courses.

WRTA buses run throughout Worcester, I-90 heads to Boston
Chandler Street, Worcester's main east-to-west thoroughfare, runs through Beaver Brook. Worcester Regional Transit Authority buses run along it, leading throughout the city. Boston is about 50 miles east, and locals can get there using Interstate 90, which has an entrance in the southern part of the city. Union Station also has a daily train traveling to the state capital, with stops in towns along the way. For air travel, the Worcester Regional Airport, a small domestic airport with limited flights, is 3 miles east, while the Boston Logan International Airport is about 50 miles east.
