Early 20th-century homes and duplexes

Lot sizes in West Lawn tend to be small, but mature trees and petite patches of grass provide a buffer between front porches and the road. Duplexes in the style of American Foursquares are particularly popular here, many with features such as bay windows and dormer windows. These tend to be from the early 20th century and are priced between $175,000 and $265,000. Single-family homes are sprinkled throughout the neighborhood but are more common around the outskirts. Early- to mid-1900s ranch-style homes and cottages sell from $250,000 to $315,000. About two-thirds of residents in West Lawn own their homes, lending to its rooted neighborhood feel.

Close to top-rated Wilson Schools

West Lawn is zoned to the Wilson School District, which is ranked by Niche as the No. 2 best school district in Berks County. “The Wilson School District is a huge draw for people to live in West Lawn,” says Matt Wolf, an area native and Realtor with Re/Max of Reading. He notes that the district is well-regarded locally for its academics and athletics and that families can walk to the elementary and high schools from the neighborhood. Whitfield Elementary and Wilson West Middle both score a B from Niche. Wilson High receives an A-minus and is directly northwest of West Lawn along Grandview Boulevard. The high school offers multiple focused career pathways in five academies, encompassing fields such as global and financial leadership, visual and performing arts, STEM and career and technical education. “West Lawn is also close to the Yocum Institute,” says Krista Templin, a Realtor with eXp Realty who sells homes in the neighborhood. “They have classes for art, dance and theater, and students come from all over Berks County to attend.”

Local eateries and small businesses on Penn Avenue

Although West Lawn is primarily residential, a handful of local businesses line Penn Avenue, the neighborhood’s main transportation corridor. “There’s a mix of commercial and residential properties on Penn Avenue,” Wolf explains, referring to the rows of stately American Foursquares that have been converted into offices and shops. “There are several great eateries. May’s Sandwich Shop is family-owned, and Morning Fuel is a breakfast and lunch place that opened recently.” Salons, veterinary offices and a bike shop are among the Penn Avenue services used by residents. About 2 miles northeast, Berkshire Mall is anchored by Boscov’s and is home to numerous name-brand retailers. Chain restaurants and big-box stores such as Walmart and the Home Depot surround the mall, with other shopping centers close by along U.S. Route 222. West Reading, a popular shopping and dining district with dozens of local businesses, is less than 2 miles east down Penn Avenue.

Neighborhood playgrounds and games at Owls Field

After school, kids hang out on the neighborhood playgrounds and basketball courts. The West Lawn-Wyomissing Hills Library provides a quiet place to read or study, as well as family movie nights and board game clubs. South of the neighborhood, residents head to Owls Field to catch amateur baseball games from spring through summer. In 2023, the West Lawn Owls won the Berks County League Championship and went on to the regional tournament, where they placed third. During the games, some younger kids head next door to Red Caboose Park. The old train car next to the playground is a favorite among neighborhood children. Although there are some golf courses in the surrounding region, golfers in West Lawn can tee up at Swing Away’s indoor golf facility on Penn Avenue. Its swing analysis data helps players hone their game and train for distance.

Walkable streets along U.S. Route 422

Sidewalk-lined streets make West Lawn a very walkable community, although most residents still have to hop in the car to get to work. U.S. Route 422, locally referred to as Penn Avenue, runs through the neighborhood and connects to Pennsylvania Route 12 and U.S. Route 222. Downtown Reading is roughly 5 miles away, and Reading Hospital is about 2 miles away in West Reading. Although Reading has its own regional airport, the nearest commercial flights depart from Lehigh International Airport, approximately 40 miles northeast in Allentown. To the southeast, Philadelphia is 65 miles away. Berks Area Reading Transportation Authority buses stop along Penn Avenue and provide service to West Reading and Downtown Reading.
