West Valley is a convenient, quiet neighborhood on the edge of Yakima
On the western edge of Yakima, West Valley is a quiet suburban neighborhood offering a peaceful lifestyle. The community allows buyers to enjoy spacious homes with convenient access to Yakima’s attractions. “Anybody who wants to expand and is looking to upgrade or live near the country is somebody who’s going to be coming out towards West Valley,” says Austin Hayes, owner and designated broker at Hello Real Estate, who has about eight years of experience. Homes in West Valley are typically larger than those in other parts of Yakima and include styles from the 1970s to new builds. Major thoroughfares lead directly into downtown, making it easy to enjoy shopping, dining and events, while natural areas nearby offer lots of recreation.
Spacious homes line the suburban city streets
Houses in West Valley range from modest New Traditional and ranch-style homes to expansive custom estates perched on the hillside. Most of the neighborhood has a suburban feel, with properties close together on streets lined with sidewalks and lots of greenery. Some areas on the northern and southern edges feature larger lots of about a quarter-acre and homes that reach up to 5,200 square feet. The average square footage in the neighborhood is nearly 2,000 square feet. Houses under 3,000 square feet cost between $240,000 and $830,000. Bigger homes can range from $500,000 to $1.25 million. Yakima's shopping and dining are close to home
Several popular restaurants are in and around the neighborhood, offering easy access to Yakima’s dining scene. “Seventy-five percent of the country’s hops are gathered from the Yakima Valley, so we have a lot of breweries here,” Hayes says. “WaterFire is on 40th and Washington and is a good place. There’s Cowiche Canyon downtown. Warehouse West Grill has the best burgers.” WaterFire Restaurant & Bar serves upscale American fare like wagyu burgers and crab cakes. Cowiche Canyon Kitchen & Ice House Bar is known for its steaks and cocktails. Warehouse West Grill has a relaxed sports bar atmosphere. Grocery stores in the neighborhood include Safeway and Rosauers. Johnson Orchards is a produce market on Summitview Avenue offering fruit grown in the heart of town. A Walmart on Nob Hill Boulevard provides other household items.
Trails and sports facilities provide outdoor fun
City parks and nature conservancies offer a wide range of recreation. Cowiche Canyon is a natural area with access points on Scenic Drive and Cowiche Canyon Road. The preserve has 30 miles of trails across sagebrush-covered landscape. Hikers can trek through meadows and across basalt cliffs, enjoying views of the Yakima Valley. Randall Park is a 37-acre green space on 48th Avenue with a basketball court, a nine-hole disc golf course and a short nature trail. It also has a small dog park with designated areas for small and large dogs. West Valley Park has room for multiple sports, including basketball, volleyball and soccer. Westwood Golf Club is a public nine-hole course with a clubhouse, restaurant and driving range.
