The rolling hills of Bryn Mawr Park in Yonkers, 20 miles from New York City, has large multifamily homes and the well-known Saunders Trades and Technical High School. “It’s a working-class neighborhood,” says Joseph Iannibelli, a local Realtor with Keller Williams Realty. “Lots of people there for years and years. There’s a lower tax rate because there’s a lot of industry.” While few industrial areas are in the park, manufacturers and other industrial buildings lie directly outside the neighborhood and near the Yonkers Downtown Waterfront, 4 miles away. The park balances its surrounding industrial setting with plentiful green spaces. “Bryn Mawr Park is known as a neighborhood within a park because it’s bordered by parks on all sides,” says Susan Hawkins, a local associate broker with Julia B Fee Sotheby’s International Realty. Bikers can access the North-South County Trailway from Putnam County to New York City. Other forms of transportation, such as buses, train stations and major roadways, are within 10 minutes of the neighborhood. Bryn Mawr Park offers nearby amenities with city access at lower prices than the New York Metro Area.

Most streets are organized in a gridded pattern spanning outward from Lockwood Avenue. Most areas have sidewalks, and many amenities are within walking distance. Homes sit on lots with room for plentiful front and back yards bordered by fences ringed with greenery. Hike in Henning Park

The North-South County Trailway weaves around the eastern and northern borders of Bryn Mawr Park. Charles E. Gorton High School celebrates 100th year

Yonkers Public Schools, which serves the area, has open enrollment and receives a B from Niche. School 5 receives a C-plus and serves prekindergarten through eighth grade. Charles E. Gorton High School receives a B-minus and celebrated its 100th anniversary in 2024. Commuters use public transportation and Saw Mill River Parkway

The Park is bordered by Interstate 87, leading to LaGuardia Airport, 19 miles away. Saw Mill River Parkway takes commuters to New York City in 50 minutes. While the proximity of these two roadways is convenient, those living close to the roadway may hear nearby traffic. Bus stops along the Bee-Line are located on Lockwood Avenue to navigate Yonkers or head into Manhattan. Commuters use the Bronxville Train Station, 2 miles away, to reach Grand Central Station in an hour and a half. For medical services, New York-Presbyterian Westchester is 3 miles away.

Most shopping and dining are located along Lockwood Avenue within the neighborhood and Saw Mill River Road, just outside the area. George’s Luncheonette serves breakfast and lunch specials from behind a soda counter straight out of the 1950s on Lockwood Avenue. Nearby, Toasty Sandwich Shop offers sandwiches, sides and drinks in a casual, modern setting. Bryn Mawr Market is good for quick grocery stops, but residents head to the ShopRite in Tuckahoe for full restocks.
