Known as the city with a "river in its heart," Yorkville sits 55 miles west of Chicago along the Fox River. As the county seat of Kendall County, one of the fastest-growing counties in Illinois, this city is experiencing steady growth in its residential and commercial sectors.
“I’ve been part of Yorkville since 1983 when there were less than 400 people here, and it had one street light,” says Bobbie Soris, Realtor at Realty Executives Success and Yorkville resident. “It was a 100% farm community that has grown into the city that it is today.”
Yorkville is now home to more than 23,000 residents, but despite this growth, it maintains a small-town feel. “It’s a tight-knit community,” Soris says. “If someone’s in need, it seems like everyone rallies together for them. It has, I feel, always been a tight-knit community.”

300 acres of recreation and Illinois’ largest waterpark
While Yorkville is only 20 square miles, it contains nearly 300 acres of parks and recreation. Bicentennial Riverfront Park overlooks the Fox River and offers whitewater courses for paddlers. The Marge Cline Whitewater Course, accessible from the south banks, provides rapids for tubers and kayakers. Paved paths along the river allow runners and walkers to catch sunrises or sunsets over the water. As part of the Kendall County Forest Preserve District, residents have nature preserves nearby. Silver Springs State Fish and Wildlife Area provides access to the Fox River for fishing and canoeing among wildlife. To the west lies the expansive Silver Springs State Fish and Wildlife Area, which preserves 1,250 acres of woods and prairie and offers activities including archery, equestrian trails, hunting, hiking and fishing. Historic homes and planned communities
Yorkville has experienced steady development since the mid-19th century, resulting in a mix of historic and newer homes, many sitting on spacious lots adorned with mature trees. Planned neighborhoods, such as Bristol Bay in the northern part of the city, offer well-maintained or newly built homes. Homes along the southern leg of North Bridge Street, closest to the river and Bicentennial Riverfront Park, include older farmhouses, modest ranch-style, Colonial and Craftsman designs.
While this city is small, each neighborhood offers something different, so Soris says connecting with a knowledgeable realtor is essential. “If you want to come to Yorkville and end up in the home of your dreams, do your research and hook up with the right agent,” she says. “Someone who really knows the area.” On average, homes in Yorkville typically sell within 22 days of being listed, compared to the national average of 44 days. The median home price is around $400,000.

Downtown Yorkville, Route 34 and Route 47
Shopping and dining are concentrated in two primary areas of the city. Several major retailers and big box stores are found at the intersection of U.S. Route 34 and State Route 47, also referred to as Veterans Parkway and North Bridge Street, respectively. Route 47 leads south to cross over the Fox River into downtown Yorkville, home to mom-and-pop shops. “You don’t really see the big chain restaurants, most are locally owned, which is nice because we have unique restaurants,” Soris says. “Some of the owners may own one or two locations, but they’re not big chains; they’re locally owned.” Downtown Yorkville has been transformed over the past two decades thanks to the Downtown Redevelopment Project Area plan, which was recently extended with the creation of the Downtown Redevelopment Project Area #2.

As it’s a primarily residential community, many Yorkville workers commute to nearby cities such as Chicago for work. Along with Routes 34 and 47, residents can also use the Kendall Area Transit service to get around. KAT offers curb-to-curb and door-to-door pick-up for all Kendall County residents, with priority given to seniors and disabled individuals. Efforts are also underway to extend Metra rail service into Kendall County, intending to offer round-trip trains from Yorkville on weekdays. Currently, residents can access downtown Chicago via the Plano Amtrak Station, which provides service to Chicago Union Station. The nearest full-service airport is Chicago O’Hare International Airport, approximately 40 miles west. The closest 24-hour hospital with emergency care, RUSH Copley Medical Center, is 25 miles away.
Family-friendly events throughout the year
The Yorkville Parks and Recreation Department hosts various events and festivals throughout the year, including the Yorkville River Fest. Held every July, this country music festival features live music, family-friendly activities and various food vendors. There are also Cruise Nights on the River, held every June and August, as residents showcase classic cars with the Fox River and a scenic backdrop.

Low crime scores and flood risks
According to the FBI Crime Data Explorer, over the last five years, Yorkville reported a violent crime rate lower than the U.S. average and a property crime rate of only one-third of the state and national rates. While the Fox River runs through the heart of the city, it generally stays within its banks, and flooding is rare. This city does, however, experience all four seasons like the rest of the Midwest, including heavy snowfalls in the average winter.

Yorkville is often described as a small town within the city on the precipice of suburban convenience and the rural Midwest. No where in this southwest Chicago suburb is this more apparent than Bristol Township, the vast swaths to the north of the Fox River in Kendall County. New subdivisions form enclaves around community pools and parks here, joining longstanding homes often situated on acres of land. The Township shares Yorkville’s safety—with a low CAP Overall Crime Score of 2 out of 10 compared to the national average of 4—and despite the sense of isolation from surrounding farmland, residents are a short drive from downtown restaurants, shops and community.
The oldest homes in Bristol Township are ranch-style homes and split-levels, some on acres of land. They’re joined by subdivisions of New Traditional homes, some built as late as 2024, and lots ready for building and available for pre-purchase, as well as townhouses with attached garages. Most homes sit on single and double lots and come equipped with elongated driveways and multiple-car garages. The Bristol Township community is home to Steven G. Bridge Park, where residents can relax on a blanket in the wide-open fields or use the outdoor dining area for birthday parties and other celebrations. This park also includes basketball and volleyball sports courts. The Bristol Bay Clubhouse is an additional recreational area with circus-themed play structures for children ages 2 through 12. The clubhouse has an outdoor public pool which packs a full house during the summer. Blackberry Oaks Golf Course provides an 18-hole championship game that encompasses nearly 6,400 yards. The facility is host to the Chad Johansen Golf Academy, which attracts players from across the region. Families can head to the Fox River shoreline at Bicentennial Riverfront Park to play on the playground or hit the water. Summer means trips to Raging Waves Waterpark, the largest waterpark in Illinois which sits within Bristol Township.
Players at Blackberry Oaks enjoy a full menu at Oaks Grille, the clubhouse restaurant. Other than this membership perk, restaurants are sparse in Bristol Township and the area remains primarily residential. Bristol Tap holds down the fort, with it unassuming exterior and dive-y interior creating the setting to enjoy thick burgers and self-serve popcorn. The farther south folks travel on Illinois Route 47, the more restaurants and shopping options they encounter as they approach Yorkville’s center. Cars filter into large parking lots of limited big-box stores like Jewel-Osco and Menards at the intersection of Route 47 and Veteran’s Parkway, as well as medical offices and chain eateries like Panera Bread. Yorkville’s walkable downtown reinvented its historic buildings, like The Vault, a bank-turned-classy bar. Kendall Marketplace is an open-air shopping center with anchor stores such as Kohl's, Target and Marshall's. Additional shopping can be found near downtown Oswego, where local boutiques sell unique and pre-loved items.
Bus transportation traverses Bristol, picking up students zoned within Yorkville Community Unit School District No. 115. Bristol Bay Elementary School and Autumn Creek Elementary School are this area’s most popular choices, each scoring a B-plus from Niche and serving prekindergarten through sixth grade. From there, kids funnel together to Yorkville Middle School for seventh and eighth grades before capping out at Yorkville High School, both of which score A-minuses. “All the schools are the ‘Foxes,’ from Pre-K through 12th grade, which adds a lot of pride and community,” says Johansen. Kids may also attend private, tuition-based options like Parkview Christian Academy, which splits its pre-K through 12th grade classes between a Lower and Upper Campus and scores a C-plus from Niche.
Illinois Route 47 runs north to Interstate 88 and south through Bristol to downtown Yorkville U.S. Route 30 and U.S. Route 34 run east to west through the township towards Oswego. Most Bristol residents live about 4 miles from downtown Yorkville and the Fox River. Though there is no Metra station in Yorkville, commuters can park during the day at the Aurora station for the 52 mile journey to downtown Chicago. The township is also about 55 miles to Chicago Midway International Airport and 49 miles to Chicago O’Hare International Airport. As for medical care, RUSH Copley Healthcare Center serves the Yorkville region with many healthcare services about 4 miles away, and the nearest full-service hospital is RUSH Copley Medical Center, 11 miles away in Aurora.
