Log cabins, farmhouses and ranch-style homes are popular choices in Zionville. Homes typically sell for between $335,000 and $675,000, although many local sales are for plots of land. Property values vary dramatically depending on the acreage. “Zionville is one of the more affordable areas in the High Country in comparison to Blowing Rock or Boone, which tend to command more premium prices,” Farthing says.

This area attracts some buyers looking for an off-grid lifestyle, while others are purchasing a vacation home or full-time residence. Farthing explains that, with the expansion of high-speed internet access in the region and the impact of the COVID-19 pandemic, more people live here year-round and work remotely. “It’s a slow-paced way of life," he says. "You can get a place with enough acreage where your kids are running around doing what they want, and you’re at your desk."
Boone, about 10 miles south, is home to Appalachian State University. With about 21,600 students, App State is the largest employer in Watauga County. Watauga Medical Center, also in Boone, is another major employer. The closest major airports, Ashville Regional and Charlotte Douglas International, are about 2 hours from Zionville.

From hiking to skiing, paragliding and more nearby, “it really is just a nature lover’s paradise,” Farthing says. “The foliage in the fall is a big draw, you have the ski slopes in the winter, and there are several slopes that are popular tubing destinations.” Elk Knob State Park, just east, has miles of hiking trails and a summit overlooking the mountains. Grandfather Mountain State Park, about 30 miles south, has challenging trails for advanced hikers. Sugar Mountain Resort and Beech Mountain Resort are two of several skiing and snowboarding areas nearby. Tater Hill, a mountain in Zionville that's more than 5,000 feet tall, hosts the Tater Hill Open each August. This hang-gliding and paragliding competition invites pilots to fly from the peak to checkpoints in the valley below.

Students in Zionville typically begin at Mabel School, which serves kindergarten through eighth grade. The school has a B grade on Niche and an 8-1 student-teacher ratio. “There are more and more folks coming with school-aged children who are thrilled to settle into a community where class sizes are small,” Farthing says. Students continue to A-minus-rated Watauga High School. The high school serves the entire county, and its career and technical education offerings include business, marketing, agricultural and health occupations, among others.
Mabel Elementary School emphasizes a well-rounded curriculum including arts, literacy, STEM, and social Studies.
Watauga High School encourages community involvement through partnerships and service projects.

Small-town businesses line U.S. 421, with shopping and dining in Boone
Zionville doesn’t have much shopping or dining. A few establishments, such as Dollar General, Zionville Baptist Church, Zionville Fire Department and a post office, are off U.S. Route 421. Sharpie’s Restaurant is just across the Tennessee border from Zionville, offering diner-style meals including burgers, breakfast platters with eggs and hashbrowns, and fried fish. Boone has chains that include Walmart, T.J. Maxx, HomeGoods and Panera Bread.
Zionville locals can dive into the world of craft beer with the many breweries nearby, including the Appalachian Mountain Brewery.
