Peaceful living with proximity to Venice Beach
Bordering the iconic Venice community and located within minutes of the beach, Mar Vista, which means ocean views in Spanish, is a residential enclave in westside Los Angeles. Embracing a small-town atmosphere and a laidback lifestyle, Mar Vista residents enjoy shopping and dining options along Venice Boulevard and eclectic homes that range from 1920s bungalows to contemporary two-stories and highly rated schools. Reflecting the city’s Great Streets Initiative, Mar Vista is now more bikeable and pedestrian-friendly with newly added bike lanes and sidewalks. “Mar Vista has become a draw for the tech community as it’s close to Silicon Beach and the big tech companies,” says David Fein, a Realtor who is part of The Real Estate Dads Team at Exp Realty with 19 years of experience. “People love that it’s only a five or seven-minute drive to the coast, so it’s very close to the waters but you don’t have to pay for the beach prices.”

From midcentury modern and ranch-style cottages to Spanish-influenced New Traditionals and contemporary two-story properties with steel frames, Mar Vista homes dot the landscape with mature trees, well-kept lawns and sidewalks. Built from the 1920s to the present day, single-family houses start at $1 million and go up to $2 million for 1,000-square-foot to 2,000-square-foot cottages and ranch styles. "It is also common to see developers taking down older homes, reconstructing and adding square footage to new builds," Fein says. Larger homes around 3,000 and 4,000 square feet may list between $3 million and over $4 million. Condos and townhouses range from $700,000 to more than $1 million.

Other than the rapid gentrification of the Mar Vista area, it isn't so bad. You are in close proximity to everything: the airport, Santa Monica, Venice, grocery stores, coffee shops, restaurants, etc. The neighborhoods are mostly quiet. Not a lot of crime.

I love Mar Vista. It's a great place to live and is a very family-friendly neighborhood. It has great nature and scenery and is a great place to walk around, and also has some good stores nearby. Mar Vista feels like a good central place in West LA and it always gives me a sense of calm to be in my neighborhood.
