A changing city on South Carolina's Golden Strip
Mauldin is part of South Carolina’s Golden Strip, a stretch of three cities in Greenville County, along with Simpsonville and Fountain Inn. The area earned its name in the 1950s when it received a new water line, which people saw as an opportunity for development and growth.
The city has indeed grown. Mauldin has nearly 25,000 residents and continues to remake itself, adding more amenities for residents. “It used to be a passthrough city to get to Simpsonville or Greenville,” says Celeste Purdie, a Realtor with Marchant Company Real Estate. “Now there’s a developing city center and a lot of businesses, and you can still get to other places pretty quickly.” The manufacturing and healthcare industries are prominent, though some residents commute to surrounding cities for work.
Townhomes and ranch-style homes below the state median
Mauldin homes have a median price of around $290,000, slightly below the state median. Townhomes built in recent years encourage residents to get to know their neighbors. Older homes tend to be ranch-style or split-levels. “New developments have more starter homes,” Purdie says. “Things are geared toward first-time homebuyers.” The Five Forks neighborhood is filled with custom homes that are less than 25 years old and typically more expensive.
Mauldin residents who want a smaller footprint can choose townhomes located around town.

Convenient access to Greenville-Spartanburg International Airport
Interstate 385 runs east of the city and can take drivers around 10 miles to Greenville. Charlotte is about 100 miles away. Greenville-Spartanburg International Airport, commonly called GSP, is less than 15 miles away and has direct flights to many domestic destinations. The Greenlink Transit System has bus stops in Mauldin and can take riders across Greenville County. The Mauldin Police Department has implemented a traffic calming program to ease congestion on area roads, particularly in residential areas. NHC HealthCare Mauldin is a 180-bed hospital.
"The Bridgeway" spans I-385.
Mauldin sits close to the interstate with easy access to I-385.

Greenville County Schools is highly rated
Students are served by Greenville County Schools, which has an A Niche grade. It is the largest school district in South Carolina. Mauldin High School has an individual A score.

An expanding set of parks and bike trails
The city’s parks are built around athletics, though many also have playgrounds and walking trails. Around 20% of residents live within a 10-minute walk of a park, well below the urban U.S. median. The city has several bike trails and is exploring ways to connect itself to the Swamp Rabbit Trail, a nearly 30-mile greenway along the Reedy River. Mauldin is also about 3 miles from Conestee Nature Preserve, a wildlife sanctuary with several different habitats.

The Mauldin Cultural Center hosts events throughout the year
The Mauldin Cultural Center hosts more than 1,000 events annually, including concerts, stage performances and arts education classes. A public art trail around the center showcases work from local artists, with a new piece commissioned each year. The city currently lacks a distinct downtown area, but Mauldin’s Combined City Center Master Plan states a goal of creating a downtown with a walkable urban center and public green spaces, which would add more room for cultural options. The Mauldin Sports Center hosts exercise classes and features a rock-climbing wall.
The Mauldin Blues & Jazz Festival mixes live music with food trucks, while the Mauldin BBQ Cook-Off, an event known to locals simply as “SOOIE.,” sees the city’s best barbecue chefs compete for glory. Amp’d Up Fridays is a summer concert series with free entry.

BridgeWay Station has a food hall and standalone restaurants
The City Market at BridgeWay Station, less than 3 miles from Mauldin, is the largest food hall in South Carolina. Other local restaurants are in Mauldin proper, like Bohemian Bull, which serves classic American dishes and has a beer garden. The city has a few clothing and grocery stores, but larger retailers are mostly in Greenville.
There is a great selection of jewelry at the Bridgeway Station Farmers Market.
Even the pets got in on the dressing up for the Harvest and Hallows Market in Mauldin.
The Bridgeway Station Farmers Market happens every Thursday in the summer.

A high risk of tornadoes and ice storms
The city’s violent crime rate has decreased in recent years and is lower than the national average, while its property crime rate has increased and is above the national average. Mauldin experiences four seasons. Summers are muggy while winters are cold and wet. Greenville County is at a high risk of tornadoes and ice storms and a moderate risk of earthquakes and landslides.
