South Merced is a neighborhood changing for the better. “It's growing. There are a lot of new developments, and it’s close to the freeway,” says Realtor Martin Villanueva, who works with Realty Executives of Merced and has about two decades of experience in the area. Like elsewhere in the city, the demand for housing in Merced has increased, thanks to founding of the University of California Merced in 2005. To greet this new demand, new subdivisions have recently been built in the southern part of the neighborhood. While there has been a burst of new construction, the area is also experiencing a housing issue; South Merced is also committed to improving the lives of longtime residents, with multiple community organizations that provide food and shelter for those experiencing homelessness.

Cottages, ranch-style homes and new construction in South Merced
Directly south of downtown Merced, South Merced is composed of grid-style blocks of single-family homes on its northern side. Many of these were built in the 1920s through the midcentury, including cottages that range from $200,000 to $300,000. South of West Childs Avenue, the blocks become looser, with some cul-de-sacs of ranch-style homes built between the 1980s and the early 2000s. These often cost between $300,000 to $400,000. The southernmost section of the neighborhood has brand new subdivisions, including Mission Ranch, Cypress Terrace and Stoneridge South. These feature new construction homes from the 2020s, ranging from $400,000 to $500,000. The yards for all these housing types are large enough for garden beds, and many homes in the area have a garage or carport. The neighborhood also has some industrial areas, especially on Martin Luther King Jr Way, which cuts north-south through the middle of the neighborhood. The Merced Regional Airport is directly west of South Merced, and state Route 99 traces its northern border; the area has a air quality risk because of these factors.

The Merced Rescue Mission and more community resources
With South Merced’s history of being a low-income area, there are multiple resources for those who are struggling with homelessness and food insecurity. The Merced Rescue Mission provides life skills lessons, programs for addiction and help with job searching. At the D Street Homeless Shelter Community Action Agency, people can stay at a transitional shelter with beds, showers and meals. The Salvation Army Merced Corps Community Center has a food pantry and a mobile meal distribution system for those experiencing homelessness.
Merced County Fair and Merced Flea & Farmers Market
South Merced brings the community together with some of the city’s biggest events, including the annual Merced County Fair in June. Locals enjoy rides like the Ferris wheel and the swing carousel, plus carnival food. “It's good for the kids and families to go to. The Farmers of America have animals. Sometimes they have rodeos, derby races and bike races,” Villanueva says. More entertainment includes racing pigs and tractor pulling. The centrally located fairgrounds also has a speedway, where there are fireworks and a race in early July to celebrate Independence Day. The Merced Flea & Farmers Market takes place every Saturday next to the fairgrounds and draws 4,000 visitors each week. For over thirty years, the market has invited shoppers to get fresh produce, vintage furniture and more.

The community has many fast food options nearby and it's right next to downtown, where residents can visit local restaurants like La Casita. A location next to downtown Merced and more logistics
The northern part of South Merced provides highly walkable grid-style blocks, while the southern part is car dependent. It’s also about 60 miles away from Fresno via state Route 99. The Bus, Merced’s transit system, has many stops throughout the community. Those who practice can go to Sacred Heart Church or one of several other houses of worship in the area. For health services, residents can visit Golden Valley Health Centers - Urgent Care, located in the southern half of the community. Fresno Yosemite International Airport is the closest major airport, 60 miles away.
