Brickell, long known as the “Wall Street of the South,” is a premier neighborhood in Miami’s urban core. Brickell is much more than the city’s financial district. However, its appeal has grown in recent years among families.

A vibrant social scene and upscale shopping

Sugar, located on the 40th floor of the East Miami Hotel, is a neighborhood attraction. Visitors can enjoy craft cocktails and panoramic views in a sophisticated lounge setting. Nearby Marion is a chic restaurant blending Mediterranean and Asian cuisine in a unique setting. “It’s a restaurant that turns into a night disco, so people start dancing on the tables after dinner. That’s really Miami,” says Carmela Rebuelta of Barnes International Luxury Real Estate Group. Brickell City Centre is a massive multi-use development that includes a 500,000-square-foot retail center. “It’s a beautiful indoor/outdoor mall,” says Brian Rokicki of Compass Commercial, who has sold property in the neighborhood. “There’s lots of vegetation and high-end shops.” The ultra-modern shopping, dining and entertainment destination features three floors of stores, restaurants, mini-golf, movies and more. The Shops at Mary Brickell Village offers shopping and dining in a more quaint venue. Brickell City Centre has revealed plans to introduce nine new stores and a café, while Mary Brickell Village is set to welcome three additional restaurants.

High-rise condos feature stunning views, amenities for all ages

High-rise condos are the featured attraction in Brickell. In fact, condos make up almost all of the housing options. “There’s a lot of inventory, and that drives prices down,” Rokicki says. “There’s a lot of competition for sellers.” The price range varies wildly depending on size, location and amenities. Prices typically start in the mid-$200,000s for tiny studio units and reach well into the multimillions for large waterfront units with stunning views and exclusive amenities. High-end condos can offer rooftop pools, gyms and doorman services. The urban core has experienced a noticeable increase in families, and many of Brickell’s newer condos not only feature pools, but amenities such as play areas and sports courts that appeal to young residents. “Brickell used to be more of a financial area, but it’s definitely turned more residential,” Rokicki says. The neighborhood is served by Miami-Dade County Public Schools, a top-rated district. Brickell is not in a high-risk flood zone, but residents should be aware that high winds are common during hurricane season. Insurance rates are likely to reflect that; however, Miami instituted some of the nation’s toughest building codes in the wake of Hurricane Andrew in 1992. Single-family homes, which feature Mediterranean Revival and modern architecture, are concentrated on the neighborhood’s south side. Most range in price from the high $1 millions to the mid-$5 millions.

No car, no problem

“Brickell is one of the most walkable parts of Miami,” Rokicki says. “It’s the kind of place you move to if don’t want to be car-dependent.” Not having a car is preferable in such a dense urban neighborhood, because it helps residents avoid heavy rush-hour traffic and the costs affiliated with high-rise parking. Brickell Station is a neighborhood transit hub that offers access to the following: • Metrorail’s Green and Orange lines • Metromover’s free, elevated service on the Brickell Loop • Metrobus and the free Miami Trolley • M-Path urban trail

The Underline, Brickell Key Park offer outdoor

Because Brickell is a dense, high-rise neighborhood, prospective residents often inquire about green spaces and outdoor recreation. The adjacent waters of Biscayne Bay offer plenty of adventures for boaters, anglers and outdoors enthusiasts of all kinds. It's just a cluster of tall business ( really scary if you think in strong hurricanes season ), flooding streets ( reason why all buildings are built high ), over expensive and over rated , and in opposite to what people is trying to push , it's boring !! and homeless population is growing on its streets and in main Brickell Avenue ! Even the mall isn't special at all!! People be real, coconut grove is more fun but also very expensive for no reason. There much better places in Florida where fun, great restaurants , affordable housing , beautiful neighbors as Orlando or Tampa. My favorite Orlando, Dr Phillips neighbor , just around the corner of Universal Studios, safe, clean , just like living in a garden with 5 star restaurants and more. Ahhh, no hurricanes or flooding !!
