More than 20 miles northwest of downtown Minneapolis, Corcoran offers a pastoral atmosphere in rural Minnesota. “It’s developing rapidly right now because of where it is on the brink of major Twin Cities suburbs, but it’s still got a small-town, rural feel with acreage lots,” says Andrew Peterson, a Realtor with eXp Realty with almost four years of experience. Peterson grew up in Maple Grove, a Minneapolis suburb immediately east of Corcoran, and knows the area well. “Growing up, it was really all farmland for the most part, but it’s changing these days,” he says. “Its primary appeal is that you’re close to all the amenities you’d expect in a Minneapolis suburb with Maple Grove right down the road, but with the space and land that you just can’t get in those more developed areas now.”

Homes with extra-large lots
You’ll find everything from early 1900s farmhouses to brand-new builds here. But most of the area is wide-open fields and farmland. “It’s developing from east to west, so the east side is where you’ll see most of the new construction,” says Peterson. He notes that these new homes tend to be “cookie cutter” in style, but that many builders allow homebuyers to customize their homes. “You can go as crazy as you want with a custom new build. We’re seeing a lot of people moving here who want to work with their builder and build a custom home to their liking, with all the finishes they want.” He adds that the freedom the ample space in Corcoran allows is also a large part of its appeal. “The area is great for people who live in a little tighter proximity to Minneapolis, between Maple Grove and Plymouth and around that area, who are looking for more land around them or who want to throw up an outbuilding on their property but can’t in the neighborhood they’re living in right now,” he says. Prices here range from around $350,000 to $400,000 for vacant acreages to more than $900,000 for finished new construction homes on spacious, several-acre lots.

Learning through the Buffalo Hanover Montrose Public Schools
Students in Corcoran are served by schools in the highly rated Buffalo Hanover Montrose Public Schools system. Many go to Hanover Elementary, Buffalo Community and Buffalo High School between preschool and Grade 12, but your address will determine exactly where your youngster goes, so make sure to double-check the boundary maps ahead of registration time. Hanover Elementary earned an A-minus grade from Niche in 2023. That same year, Buffalo Middle earned a B-plus, and Buffalo High earned a B. Both the middle and high school earned 7 out of 10 GreatSchools Summary Ratings that year, too. Buffalo High gives students the chance to design a choose-your-own-adventure-style education. Voracious readers can pick from a variety of literature classes, take journalism, short story writing or even playwriting. For the teens more into science, there are classes in astronomy, physics, anatomy and more. And for those students who enjoy working with their hands, Buffalo High also offers courses in metal- and woodworking, ceramics, robotics and computer-aided drafting.

"Fast greens" at Pheasant Acres Golf Course
While the large lot sizes make it easy for Corcoran residents to enjoy the great outdoors from their own properties, golfing enthusiasts can get outside for a round at the nearby Pheasant Acres Golf Course. In the northeast part of Corcoran, the public course has been a popular place to play since 1987. The 18-hole course features more than 30 bunkers and 16 ponds and is known locally for its “fast greens,” according to its website.

Drive into Maple Grove for groceries and other retail
For their groceries, residents have to venture outside Corcoran. But they don’t need to travel far. Less than 5 miles east down 97th Avenue to Maple Grove Parkway, you’ll find everything from your local Walmart Supercenter and Sam’s Club to Aldi. The three stores are all in Maple Grove, within a mile of each other, and just a few blocks away from the North Memorial Health Maple Grove Hospital. “It is a bit of a drive to get to those big box stores and things like that in Maple Grove,” says Peterson. “But this far outside the city, there’s really no traffic to speak of, so the drive goes by a lot quicker.” The Maple Grove native says that one of his favorite restaurants in town is not far from Corcoran. “Mama G’s is right there on 97th Avenue, right before you get to Walmart,” he says, adding that it’s about 4 miles away from the middle of Corcoran. The eatery has been a local staple since 1968. Peterson says it’s popular not just for its bar-style atmosphere, but for its volleyball. Mama G’s has the largest beach volleyball facilities in the Twin Cities. On volleyball nights, try the pizza. Made fresh and done on the outdoor grill overlooking the volleyball courts, the pizza is part of the eatery’s limited menu of classic American fare.
