Cost of living and a variety of housing options

In Central Modesto, you can find Spanish Revivals, stucco Craftsman and ranch-style homes. Homes typically have modest green lots with flower gardens and shady white Adler Trees. Central Modesto encompasses a wide range of modern and historic architecture. Home prices range from the mid $200,000s to the mid $800,000s.

In some parts of the neighborhood, eclectic architectural styles are evident, with Tudor homes, Queen Anne-style homes and cottages featuring stone walkways and elaborate gardens, particularly around Sycamore and Magnolia Avenue. "They have an old-world family feel. Trick-or-treaters go there during Halloween," says Steven Zagaris, a longtime Modesto resident and Realtor with PMZ Real Estate. "The houses are all decorated and have a fairy book cottage look to them, and they have some of the city's most historic homes from the early 1900s."

Take the bus, bike or drive

State Route 108 is a main road that runs north to south. State Route 99 connects multiple cities in the Central Valley, including Stockton and Sacramento, which is about 90 minutes north. San Francisco is within a 2-hour drive. Walkers, bikers and joggers will have no trouble planning a convenient route on these shady sidewalk-lined streets. In Central Modesto, you can:

  • Take the StanRTA bus at stops along Orangeburg Avenue and McHenry Avenue.
  • Reach Downtown Modesto in approximately 12 minutes by car.
  • Bike the Virginia Corridor Trail, a 4-mile paved path with numerous access points along the way. "It's a very nice walking and jogging trail. You can walk across the entire town on it," Zagaris says.
  • Fly out of Sacramento International Airport, which offers direct flights to cities in Mexico and Canada.

Healthcare economy with several hospitals

Healthcare is a significant citywide industry, with multiple hospitals in the region, including the Doctors, Memorial, Kaiser Permanente, Valley Children's Healthcare and Sutter Health Memorial, all located north of downtown. It's very common for medical professionals to live here. "Healthcare is probably our biggest industry. Modesto is a great town for doctors and nurses because we have unlimited job opportunities. We also have Gallo Winery and a lot of microbreweries," Zagaris says.

Highly rated public schools and higher education

There are many potential schools that students can attend, depending on their area of residence. The Sylvan Union Elementary School District and the Modesto City School District allow intradistrict and out-of-district transfers during the winter enrollment period. Applications are accepted based on space availability or a random lottery system. Students can attend highly rated Sylvan Union schools, including Sherwood Elementary School and Somerset Middle School. Fred C. Beyer High School is another highly rated option in the Modesto City High School District.

Many public schools offer dual-enrollment opportunities through Modesto Junior College, a popular higher education option serving over 7,000 students with its eastern campus centered around College Avenue.

Celebrating classic cars during Graffiti Summer

Modesto puts on a series of essential community events each year. You can shop for fresh produce during the summer at the weekly Modesto Farmers Market. The American Graffiti Festival & Car Show is a 25-year tradition that features a parade to celebrate Modesto's classic car culture. Based loosely on the movie "American Graffiti," the festival features a parade of cars cruising down McHenry Avenue in June. "During the summer, you can always count on hot rods cruising down McHenry Avenue. There's still that vibe here. We have a parade every year that commemorates it. A lot of people are car enthusiasts, so you'll see a lot of hot rods in general."
