Because Del Rio is one of the most desirable neighborhoods in Modesto, real estate values are significantly higher than the city's average. Home prices typically fall in the mid $1.2 million to the mid $2.2 million range. Architectural styles, such as Mediterranean-inspired mansions, custom Spanish Revival and New Traditional homes, add to the neighborhood's luxurious atmosphere. The median lot size is approximately half an acre, with well-landscaped lawns, neatly trimmed hedges and palm trees. Almost 90 percent of Del Rio residents own their homes, contributing to the community's strong sense of pride in ownership. It is very diverse, and you'll find world-renowned architectural talent," says Steven Zagaris, a longtime Modesto resident and real estate agent at PMZ Real Estate. "It is located on the outskirts, away from the hustle and bustle of town, on the Stanislaus River. You're close enough to the city, but you're amongst orchards and the country, so you are surrounded by agricultural life."

In Stanislaus Union Elementary and Modesto City Schools, families can pursue both intradistrict and interdistrict transfers, rather than being strictly bound to neighborhood schools. Application approval depends on available space and district policy, with a lottery system when demand exceeds capacity. However, all three public schools zoned for Del Rio students are highly rated. Although somewhat removed from the city’s nightlife and urban conveniences, it offers high-quality homes and many benefits at the country club. “Del Rio has gone through a metamorphosis,” Zagaris says. “It used to only appeal to wealthy golfers. Now it’s appealing to families. People come out with their kids for Halloween parties and golf clinics. They have done a great job of attracting a younger crowd.”
