The Highgrove community is an Inland Empire haven with scenic mountain views four miles northeast of Riverside and 60 miles from Los Angeles. The rapidly growing area's population increased by 88% from 2010 to 2020, when 4,000 residents skyrocketed to 7,500. “It’s growing rapidly, and that’s driven by new home builders. There’s been a collection of builders making communities over the last seven years. They extend into the foothills, and for decades, that was all industrial,” says James Monks, a Realtor and manager with Windermere Tower Properties with nearly 30 years of real estate experience. Founded in 1886 as a center for citrus agriculture, Highgrove remained full of orange groves until the late 1980s. Many of the trees were taken down in the 1990s as rising water costs and land values made farming more difficult in the area.

Mountains, trails, parks and grills
Highgrove Community Park and the Norton Younglove Community Center sit next to each other at Center Street and Michigan Avenue. The community center hosts events like food festivals and provides a warming station for people during cold weather. The park features a large swath of unbroken green between two baseball fields where locals can picnic, play soccer or stroll about the walking trail. A picnic shelter includes barbecue grills where friends and family can make lunch while kids play in the tot lot. Numerous trails run throughout the area, many accessible via a short car or bus ride. Box Springs Mountain Reserve, for instance, has 15 miles of trails and gorgeous views of the surrounding landscape. Located just southeast of Highgrove, the reserve spans over 3,400 acres, and both Riverside and Moreno Valley are visible from the 3,000-foot-high mountain’s peak.

Shopping, dining and seasonal fun
Canyon Crest Towne Centre and Riverside Plaza lie less than six miles away in Riverside. The Canyon Crest Towne Center features trellised pathways for guests to enjoy as they wander through numerous shops and nearly two dozen restaurants. It’s also home to Ralph’s Supermarket, veterinary services and a pharmacy. Riverside Plaza has specialty stores and services like Marshalls, Tillys, Visionworks and more. There’s also a Regal movie theatre with king-size reclining chairs in each screening room. Back in Highgrove, Zorba’s Burgers is a local favorite for large portions of classic comfort foods served inside or outdoors. There are seasonal attractions too. “The community enjoys a Market Night in downtown Riverside with vendors, food and activities for the kids. There are multiple farmers' markets on the weekends, and the Festival of Lights is a big thing. A few thousand people come to see them light up the historic Mission Inn. It’s a big holiday-season draw,” says Monks.

“A lot of families from Los Angeles County are coming to buy their first homes here. It’s a very competitive market for entry-level homes, $550,000 or less. Some older homes sell in the $400,000s, with dozens of offers,” Monks says. Planned communities emerged as citriculture faded from the region, and many homes are still being built today. Despite the newer constructions, homes in Highgrove aren’t part of Riverside’s sewer system, and they rely instead on their own septic systems. Some homebuyers are fine with this setup, while other locals would rather join a nearby municipal sewer system. Developments are often laid out around streets ending in cul-de-sacs, and the area has a seller’s market, with homes selling for a median price of $640,000 after 37 days. Manufactured houses range from $185,000 to over $400,000, while Spanish-inspired homes begin in the $400,000 range and continue into the $800,000s. Some contemporary designs are also in the $600,000 to $700,000 range.

Riverside Unified School District serves Highgrove, and students can attend Niche B-rated Highgrove Elementary, B-minus-rated University Heights Middle and B-plus-rated John W. North High. Historic Highgrove Elementary has been educating children since 1888, and University Heights Middle began offering Spanish and English immersion courses in 2023. North High School operates several pathways toward careers in education, law enforcement, sports medicine and business. For higher education options, Riverside City College and the University of California – Riverside are a short drive away.

Traversing Riverside County
At first glance, the vastness of Riverside County can be daunting. However, roadways, both large and small, combine with a robust public transit system to make navigating the area easier. “Due to the proximity of the freeway interchange, it's close to everything,” says Monks. Bus routes run through and around Highgrove, with service to nearby Riverside, University City and Moreno Valley. Close to Interstate 215 and routes 60 and 91, most workers have a 30-minute commute time to nearby cities, slightly longer than the U.S. average. Center Street is the town’s main thoroughfare, and Main and Spring Streets also traverse the area. Highgrove is near miles of biking and hiking trails. However, the town itself has few sidewalks outside of the newest subdivisions. San Bernardino International Airport is 10 miles away, while the Ontario International Airport is 18 miles west. Arrowhead Regional Medical Center is 6 miles away, just off Interstate 10. Continuing down that freeway takes residents 60 miles into Los Angeles.

The Highgrove area has nearly a dozen Protestant and Catholic churches, including some with services conducted in Spanish. There are also several masjids, or Islamic worship centers, within a ten-mile radius. The Islamic Center of Riverside opened in 1979 and is known for its strong relationships and interfaith efforts within the community.

Extreme heat is common during the summers in Highgrove, with temperatures exceeding 100 degrees Fahrenheit, increasing the area’s risk of wildfires. The town is at risk of earthquakes, too, as it lies close to the San Andreas and San Jacinto Fault lines. This gives the area a 75% likelihood of a greater than 7.0 magnitude earthquake within the next 20 years. To give residents extra time to take cover during these events, the state provides a free app called MyShake that sends alerts when a greater than 4.5 magnitude quake triggers ground sensors.
