Washington Heights is a multicultural neighborhood with large, historical homes and sprawling parks. The residential area incorporates subsections like Little Dominican Republic, the Audubon Park Historic District and the Jumel Terrace Historic District, each with distinct historical and architectural charm. Grand riverfront residences and renovated co-ops
Though rentals dominate Washington Heights, it has competitively priced homes too. 2000 square-foot units in landmarked Beaux-Arts buildings along Riverside Drive fetch $1.5 Million. Smaller one-bedroom units in income-restricted buildings go for between $290,000 and $575,000. Large townhomes sell for $1.2 Million to $2.4 Million. Though many residences have already been restored, there’s potential and price incentive for first-time buyers to take on fixer-uppers. “The neighborhood is ideal for young couples that might have met downtown but want to start families and empty nesters who want to move back into the city without having to deal with the hectic pace downtown,” Robertson says.

Hudson River overlooks and beloved theaters
Washington Heights is surrounded by green spaces. Leading up from Lower Manhattan, the Hudson River Greenway feeds into the hilly Fort Tryon Park and its widely popular The Met Cloisters art museum, a reconstructed Medieval Castle. Young residents can start school at PS4 Duke Ellington elementary school; with a C-plus rating from Niche and a dual language program. They might continue onto the B-plus-rated Community Health Academy of the Heights and benefit from a 1 to 11 teacher-student ratio.
