Against the scenic backdrop of the Passaic River, Newark has seen quite a bit of change since Puritan settlers first arrived. To this day, Newark – especially Downtown Newark – is still seeing change. “There have been some issues with crime in the past,” says Ami Cruz, real estate agent with eXp Realty and longtime resident of the area. “But that’s something that’s really changed recently, and continues to do so – and Newark has always been a convenient place to live.” Now home to Prudential Financials’ headquarters, federal agencies and many of the city’s main cultural venues, residents of the area enjoy an urban lifestyle.
Multicultural offerings in Downtown Newark
“It’s very much a center of business,” says Cruz. “But the downtown is within reach of a lot of cool restaurants and shopping centers too.” Halsey Street features a number of options, including Taino's Kitchen Downtown. Deluxe Diner is “one of the most well-known diners in the entire state,” says Cruz, and offers visitors an authentic old-school experience. Newark Local Beer serves up, as the name suggests, local brews from the Garden State. Whole Foods Market provides a convenient spot for picking up groceries, while Broad and Market streets – closer to Rutgers University – offer unique boutique shops. Nearby Ironbound is home to a variety of Portuguese restaurants such as Taste of Portugal and is also home to the town’s annual Portuguese Day festival. "There's a lot of people coming into Newark, and it's leading to a lot of new culture and a sort of renewed personality," says Cruz. "It's already changed a lot and I'm excited to see how it will be in a few years' time."

A variety of styles, old and new
While very urban in nature, Downtown Newark can still offer more space than neighboring New York City – and often, at a lower price. “The thing about Newark is that it’s always been pretty affordable,” says Cruz. “That is starting to change though – people are realizing how much they can get for the price, and prices are starting to climb as a result.” The neighborhood features many apartment complexes and office buildings, with single-family housing relatively sparse. What single-family housing is available typically comes in traditional styles, such as colonial. Multi-family homes are also found throughout the area. Single-family prices range from $250,000 to around $1 million, while condominiums and townhouses range from $225,000 to $565,000. The area earns a CAP Index crime score of 6 out of 10. The national average is 4. In recent years, crime rates have lowered thanks to increased patrols and community initiatives such as neighborhood watches.

Inside or outside, plenty of opportunity for fun
Downtown Newark’s abundance of cultural and artistic venues makes for a lively neighborhood. Wedged between downtown’s tall buildings, Military Park’s triangular-shaped field features a massive war memorial and provides space for residents to play sports. Locals can enjoy The Newark Museum of Art’s diverse displays or catch a show at the New Jersey Performing Arts Center, which hosts everything from concerts to comedy shows. Sports fans can watch the New Jersey Devils play hockey at the nearby Prudential Center. Those looking to explore the historic side of Newark can do so on Market Street, home to a number of famous buildings - some of which have been featured in Hollywood films.

Get around easily
Located about 10 miles from the heart of Jersey City and about 15 miles from Lower Manhattan, the neighborhood’s location and access to major highways such as Interstate 287 and Garden State Parkway make commuting straightforward. Newark Penn Station is located within the neighborhood itself, allowing travelers to reach Downtown New York within 20 minutes on the PATH train. The area is also home to several bus stops throughout. “There’s really no shortage of public transportation,” says Cruz. “It’s a great spot for commuting up to New York, and it’s getting more and more popular for just that reason.”

In terms of standard public options, students can begin at Oliver Street School – which serves prekindergarten through eighth grade and earns a C from Niche.
