Fairmount makes commuting easy
When finding a home, some people want to live close to their work but far enough away to have some breathing room. Fairmount is in Newark’s West Ward and offers accessibility for commuters heading to New York and convenient access to schools for residents who want to walk their kids to class. “I would highlight Fairmount’s accessibility to the downtown area and major highways, as well as the ability to get in and out of the area as quickly as possible,” says Marc Titus, a Realtor with Realty One Group Next Door who sells homes across Newark. “I would argue that quite a few people are living there because of the proximity to New York or the trains.” Residents who work at Rutgers University or University Hospital choose the neighborhood to have a short commute. “Fairmount is slightly different from neighborhoods like University Heights, and people are moving there because central Newark is getting saturated,” Titus says.
Single- and multifamily homes, with more on the way
Fairmount’s streets are a blend of Colonial Revival detached multifamily houses, Victorian rowhouses and the occasional brand-new multifamily home. “There are more renters than owners in the area, but that is changing,” Titus says. “There have been a lot more investments there from the city and developers. The city has gone out of its way to incentivize buyers with tax abatement, and they give developers tax breaks, and because of that, you’re seeing a lot more investments rather than people fixing older properties.” Single-family homes can sell for $365,000 to $500,000. Multifamily home prices range between $500,000 and $850,000, many of which have attached garages or paved driveways, so residents don’t have to park on the street. Any home that sells for less than $365,000 may need renovations.

Winter weather limits parking options
Like the rest of Newark, Fairmount experiences below-freezing temperatures and inches of snow during the winter. Signs designate which streets are off-limits for parking when it snows, like on Central Avenue. Residents are responsible for clearing off sidewalks in front of their homes, but the city sends snowplows to clear the streets.
Commuting by foot, car, bus or train
Sidewalks line Fairmount’s streets, leading walkers less than a mile to University Hospital or places of worship like St. John Baptist Church and Masjid Muhammad-Newark. Commuters who take the bus to work can walk to one of the NJ Transit bus stops. Buses take about 20 minutes to reach Newark-Penn Station, and from there, commuters can take another 20-minute trip on the light rail to New York City. Interstate 280 leads about 15 miles to NYC, while U.S. Route 9 flows south to Newark Liberty International Airport. The CAP Index gives Fairmount a 6 out of 10 crime score, higher than the national average of 4. Fairmount’s violent crime rate is above average.
Attending public schools or applying to Payne Tech
Most of Fairmount is zoned for Thirteenth Avenue Elementary School, which serves prekindergarten through eighth-grade classes and earns a C from Niche. Students can transition to the C-rated West Side High or apply to Essex County Donald M. Payne Sr. School of Technology, which receives an A-minus and is ranked in Niche’s top 10 standout high schools in New Jersey. Payne Tech allows students to choose a four-year major in a specific area, including Graphic Design & Commercial Arts and Business Organization & Management. The school also aims to connect students with local employers, encouraging a graduation-to-employment path.

Quick trips to shops and diverse restaurant choices
Fairmount has a few popular restaurants, including World’s First Italian Style Hot Dogs on Route 510. Blueberry Cafe Juice Bar and Vegan Grille specializes in healthy eating, with fresh juices and a daily soup special. Anyone who wants an even more diverse selection of restaurants can drive less than 20 minutes to downtown Newark or the Ironbound neighborhood. “Fairmount is close to Ironbound, and there are numerous restaurants there,” Titus says. "It’s an explosion of culture.”
When residents need groceries, they can walk to corner stores like JM Grocery Store & Deli or drive to ShopRite on Springfield Avenue. Many locally owned shops in Fairmount are corner stores, beauty salons and auto shops. Nearby downtown Newark has boutiques and clothing stores.

Fairmount is surrounded by parks and experiences
Vailsburg Park is a short drive west of the neighborhood and has paved walking trails, a playground and athletic fields. Branch Brook Park is in the north and is home to the nation’s largest collection of cherry trees. Thousands of visitors attend the Essex County Cherry Blossom Festival every April to see the trees in peak bloom, join the annual fun run or explore the craft market. The Akwaaba Gallery is a fine art gallery in Fairmount that hosts monthly events and rotating exhibitions. New Jersey Devils fans can catch a hockey game at Prudential Center, 2 miles from the neighborhood.

A community that uses art to transform
Public Service Electric and Gas built the Fairmount Heights Switching Station in 2018, and the community was not ready to welcome the new neighbor. PSE&G partnered with the Essex Urban League to bring in 12 international artists, six of whom are Newark natives, to create art installations that now grace the building’s exterior walls. What started as a contentious situation has now become a symbol of community and growth near the center of Fairmount.
