Suburban ease in southwest Oceanside
Situated between the San Marcos mountains and the shore, Peacock offers a friendly, suburban lifestyle within 6 miles of Oceanside's waterfront. Commercial plazas are grouped around Oceanside Boulevard, which heads west through the middle of Peacock to the shore for weekend beaching or downtown dining. Jason Kreutzer, a Signature Realty and Loans broker who's been selling homes since 2014, says, "People love the affordability factor of Peacock compared to the rest of Oceanside, as well as its central location. You're close to the water, so it stays cooler, and you're also close to the freeways, medical facilities and shopping."
Senior living in Peacock Hills, single-family homes from $900,000
The neighborhood is a blend of residential enclaves, including more than 900 single-level duplex homes with Spanish-style architecture in the 55-and-better Peacock Hills, ranging from $500,000 to $700,000. "Peacock Hills residents love that it's the cheapest HOA in all of San Diego County," says Kreutzer. "It's not a gated community with amenities, so the homes are comparatively affordable. You'll also notice a friendly atmosphere where neighbors all know each other." Outside of Peacock Hills in the rest of Peacock, contemporary two-story stucco homes built in the late 1980s are priced between $900,000 and $1.4 million, depending on size and features such as an accessory dwelling unit or in-ground pool. Streets are wide and walkable, and yards are smartly landscaped for the Southern California sun with succulents, hardy blossoms and a few of tall palms.
Cool Park and Trail
Along the neighborhood's west side, homes back to an undeveloped green space that connects to Cool Park and Trail. This compact green space is outfitted with picnic tables, a playground and a paved trail for evening strolls or dog walking. And within about a 20-minute 8-mile drive west, sunseekers can stroll the sand on South Oceanside Beach or enjoy the playground and basketball courts at the waterfront Buccaneer Park.
Two Brothers Pizza and Black Plague Brewing
Commercial plazas combine professional services and restaurants, making it easy to schedule appointments and outings in one place. Mornings can start with coffee and breakfast at K-Donut. Lunch and dinner options include Two Brothers From Italy for pizza and subs or the family-owned Mi Asador for Mexican specialties. Craft brew lovers head to Black Plague Brewing, which features an edgy tasting room and Full Metal Burgers food truck fare. For grocery runs, Albertsons is a mile or so west in the Plaza Rancho Del Oro.
Highly rated Vista Unified School District
Public schools are within the Vista Unified School District, which has an A-minus grade on Niche. Kids may start at one of several elementary schools, including T.H.E. Leadership Academy in the heart of Peacock, which earns a B. Roosevelt Middle School is just north of Peacock and gets a B-minus. Vista High earns a B and will launch a $5.5 million track and field replacement project in 2024.
Convenient public transit options
Oceanside Boulevard connects to the Pacific Coast Highway, so commuting by car is convenient. Public transit is also easy to access, as Oceanside Boulevard is lined with North County Transit District Breeze bus stops. From the Melrose Station in Peacock, commuters can hop on the Sprinter light rail, which runs 22 miles east-west to seven transit stations within Oceanside.
Social gatherings in Peacock Hills and trivia nights nearby
In the Peacock Hills community, neighbors get together regularly for social events from brunches to happy hour gatherings and game nights. Outside of Peacock Hills, Black Plague is the neighborhood hot spot for weeknight trivia and live music.
