Orchard Hill blends history and convenience
The roots of Orchard Hill are deeply embedded in Omaha’s past. In the city’s earliest days, the area was home to an apple orchard; today, the historic neighborhood lies about 2 miles northwest of Downtown Omaha, near the intersection of two major highways. You’ll find some of the oldest homes in the city here, along with lower-than-average prices and a renter-heavy population that combine to make the neighborhood ripe for investment opportunities. The convenient location also works in its favor: The University of Nebraska Medical Center and Creighton University, two major Omaha employers, are less than 2 miles away.

Renovated homes in one of Omaha’s oldest neighborhoods
Since this is an older part of the city, a lot of houses date to the early 1900s, and some were built even earlier. Common architectural styles include:

A few midcentury ranch-style homes are mixed in as well. “It’s one of the older parts of the city, but it is up and coming, and it’s being renovated, mostly due to the university and the med center there,” says Milt Schneider, an associate broker with Nebraska Realty who’s been selling in the city for over 10 years. “The ones farther to the south, as you get closer to Hamilton Street, those are being renovated and flipped.”

Home prices in Orchard Hill compared to nearby areas
Orchard Hill’s median home sale price is $145,000, less than half the citywide median and almost $100,000 less than nearby neighborhoods like Midtown Omaha and Military Avenue. Recently, properties have sold from the lower $100,000s to the upper $200,000s. On average, listings tend to move after about a month on the market; in nearby Prospect Hill, the median sale price and architectural styles are about the same, but homes usually sell a bit faster.
Downtown Omaha and local employers are less than 10 minutes away
Sidewalks make it easy to get around the neighborhood on foot, but you’ll probably need a car for work and errands. Nebraska Highway 64 and U.S. Route 75 intersect less than a mile away, making it easy for commuters to get anywhere they need to go in the city. “From one end of Omaha to the other in extreme rush hour traffic takes, like, 28 minutes,” Schneider says. The commutes to Downtown Omaha, UNMC and Creighton University usually take less than 10 minutes. Metro bus routes serve the neighborhood, too; you can get downtown in about 25 minutes if you take the bus.

Orchard Hill gets less traffic noise than some nearby neighborhoods
Since Military Avenue and Hamilton Street connect to 64, they get a fair amount of traffic. It can get a little bit loud on the residential streets closest to these thoroughfares, but aside from that, Orchard Hill isn’t as noisy as Midtown Omaha and the Military Avenue neighborhood, both of which are right on the highway.

Public schools and City Sprouts educate local kids
Families here are served by schools in the Omaha Public Schools system. Depending on their address, students might start at Walnut Hill Elementary or Franklin Elementary, both of which are just outside the neighborhood. City Sprouts, a nonprofit dedicated to sustainable gardening practices, offers educational programs and workshops for all age groups, as well as summer internships for kids aged 16 to 22.
Multiuse trails and Walnut Hill Park invite residents to get outside
A Beltline Trail connection opened at the intersection of Hamilton Street and Military Avenue in September 2025. The trailhead features a small playground and amphitheater, and the paved multiuse trail segment leads through some of the neighborhood’s quiet green spaces. When complete, the Beltline Trail is projected to extend all the way to Bedford Place, where it will connect with the North Omaha Trail. On the other side of Hamilton, Walnut Hill Park has a baseball field, billowing shade trees and gentle slopes ideal for winter sledding.
