Artsy and eclectic, Playhouse Village is Pasadena’s cultural centerpiece. Named for the city’s iconic theater, this district is painted by public art and is home to museums, galleries and restaurants. “If you’re looking for walkability and a real urban environment, Playhouse Village is going to give you that,” says founder and CEO of Realiv Kevin Kwan, who has almost two decades of experience in the market. “It’s dense, and there is a lot of activity.” One day of the year known for activity is New Year’s Day when the annual Rose Parade passes through the neighborhood along East Colorado Boulevard.
Historic Pasadena Playhouse
The Pasadena Playhouse is a nearly 700-seat auditorium that has been operating since 1912. The theater is internationally known for having staged premieres of works by hundreds of writers, including Tennessee Williams. “It is one of the first and last of its kind in the area,” says Michael Bell, a Sotheby's International Realty agent with over 20 years of brokerage and investment experience. Three blocks west, the Southern California Children’s Museum is an interactive play space for kids, full of immersive activities and hands-on experiences. Around the corner is the USC Pacific Asia Museum, housing art and culture from the continent in a distinct Chinese-style building.

Shopping around Historic Route 66
There are unique shops along Historic Route 66, including new boutiques and retailers that have been treasured for decades. Vroman’s Bookstore is Southern California’s oldest and largest independent bookstore. They have an events calendar that includes book discussions, story time and author events. Just a few blocks west is Old Town Pasadena, which offers popular retailers like Design with Reach, Apple, Lululemon, Nike and Crate & Barrel, where you can easily lose a day shopping. Jazz Nights at Playhouse Village Park
Playhouse Village is a small neighborhood in the heart of Pasadena, but there are a few dedicated green spaces for residents to unwind. Playhouse Village Park is at the literal center of the community and hosts free events like Jazz in The Park series on Sundays in June and July. It’s walkable for most residents, many attending fitness in the park classes each month on the second and fourth Sunday. Fitness programs are anything from yoga to Tai Chi to strength and conditioning bootcamp. Grant Park on South Michigan Avenue is on three acres and offers amenities like tennis and basketball courts and covered picnic areas.

Mostly condos and townhomes
Playhouse Village mostly features a variety of condos and townhouses, though some blocks here are lined with traditional single-family homes. “You’re only going to have a handful of single-family homes here, mostly north of Walnut Street,” Kwan says. Homes are from the early 1900s, with a heavy emphasis on the Craftsman-style bungalow, and range in price from $700,000 to $1.1 million. Kwan says the first condos and apartments were built in the 1960s, with another boom in the ‘80s. More contemporary builds have trended toward townhomes. Vintage condos are priced between $600,000 and $800,000 and more modern townhomes are between $700,000 and $1.1 million. “It’s worth noting that over 50% of the residents here are renters, so this is a high-density area with a lot of apartments,” Kwan says.

International School of Los Angeles
Families with children in Playhouse Village are served by Pasadena Unified, an above-average public school district with a B grade from Niche. Kids can start their education at Hamilton Elementary School, graded B-plus. Students can then advance to Washington STEAM Multilingual Academy, a public magnet middle school graded C-minus by Niche. Students then advance to John Muir High School Early College Magnet, which gets a B-plus from Niche, but an A in college prep. John Muir has a robust AP program with almost a dozen course offerings. The only school in the neighborhood is the International School of Los Angeles, a well-regarded private institution with multiple branches that serves kindergarten through the 12th grade. After graduation, students can stay close to home because Caltech, Fuller Seminary and Pasadena City College are all in the area.

Uniquely walkable with public transit options
Uniquely walkable, Playhouse Village has robust public transportation options, including bus routes along East Colorado Boulevard and the Gold Line light rail Metro train, which is under a mile away and runs from East LA to Azus. Downtown Pasadena is under a mile away, and Old Pasadena is just beyond that. For those who commute to Los Angeles, downtown is about 10 miles southwest of the neighborhood, a drive that can take as long as 40 minutes during rush hour. Hollywood Burbank Airport is the closest, about 20 miles west.
