The heart of Southeast Pasadena is the California Institute of Technology, or Caltech, as it is affectionately known. Early-to-mid-20th-century character homes
There are more renters than owners in Southeast Pasadena because it’s a college town. “Students and faculty tend to stay close to the university, so I run across investors coming to make purchases because of the school,” says agent Kevin Kwan, founder and CEO of Realiv with almost two decades of experience. “You’re going to see a mix of single-family and condos here, with single-family east of the campus and condo units to the west. You’ve also got a lot of apartments.” Architecture is early-to-mid 20th century, ranging from Tudor and Mediterranean-inspired estates to compact ranch-style homes. Depending on the size and state of renovation, homes are priced between $1 million and $4 million. Condos are priced between $500,000 for something vintage, with about 800 square feet to $2.3 million for a contemporary luxury penthouse.

Tournament Park hosted the first eight Rose Bowl games
There are no dedicated parks in Southeast Pasadena, but the Caltech campus is a beautiful place for a stroll. The campus is lush, with a mix of classic buildings from the early 20th century and more contemporary offerings — an architecture buff’s dream. Just south of the neighborhood on the Caltech campus, Tournament Park is a historic park open to the public during the day and can be booked for private gatherings. The park was the site of the first eight Rose Bowl games and received its name because the early parade route ended at the site. The park features a playground, picnic facilities and a lot of grassy lawns to enjoy the Southern California sunshine. The neighborhood is about a mile from the Huntington Library, Art Museum and Botanical Garden, a world-class facility with over a dozen specialized gardens over 120 acres.

High school with dual immersion Spanish
Pasadena Unified is an above-average public school district with a B grade from Niche. Kids can start their education at Hamilton Elementary School, which is graded B-plus. Serving kindergarten through eighth grade, the McKinley School also gets a B-plus. Blair High School is graded A-minus by Niche. Local university traffic and convenient highway access
The two main thoroughfares in Southeast Pasadena are East Del Mar Boulevard and South Lake Avenue, both four-lane roads with intermittent stoplights and bus stops. The roads see a lot of local traffic from the Caltech campus. Historic Route 66 is about a mile north, and Interstate 210 is just a few blocks beyond that. For commuters, downtown Los Angeles is 10 miles away via state Route 110, a drive that can take as long as 45 minutes during unpredictable rush hours. Hollywood Burbank Airport is about 20 miles west, and Los Angeles International is about 30 miles southwest. Both are sneaky long drives, depending on the time of day — it can take over two hours to get to LAX. The closest medical center is Kaiser Permanente, about 4 miles west.
