Old Franklin Turnpike bisects the hamlet and roughly pens the line between its lakefront homes surrounding the coveted Water’s Edge Country Club, and its rural countryside homes situated on expansive properties. “In Penhook, half the people are there for the lake and the other half want to be out in the country,” says local Realtor Adam Lynch of Berkshire Hathaway HomeServices Smith Mountain Lake. “You can have the private country club, lake-centric feel or the more rural countryside feel, which has a much different vibe.” Established in the late 80s, The Water’s Edge Country Club is a luxury golf course that offers state-of-the-art amenities, including an impressive clubhouse, tennis courts and an equestrian center. “A big draw to this part of the lake is Water’s Edge Country Club, which is the premier waterside development on the lake,” Lynch says. Still, lake recreation appeals to all residents, as Penhook’s proximity to Smith Mountain Lake, along with access to campgrounds and trails, offers ample opportunity for outdoor recreation in the heart of southwest Virginia.

Rural cottages to large waterfront estates

A range of residential architectural styles unfolds along Penhook’s landscape. "There are single-family homes and farms on acreage on the rural side and something for everyoe on the water, ranging from condos and lake cottages to single-family estates," Lynch says. Ranch-style homes and small farmhouses make up the housing stock throughout the area’s more rural setting, while luxury New England-style estates and countryside Colonial Revivals comprise the homes surrounding the country club. Price tags also reflect Penhook’s different halves; homes on the rural side typically range between $230,000 and $700,000, while Country Club and lakefront properties start around $725,000 and fetch up to $2.5 million. Parcels of land are also available for purchase, providing opportunities for new construction.

Various Country Club amenities and recreation at Smith Mountain Lake

Apart from the R.F. Loving, Jr.-designed PGA golf course, The Water's Edge Country Club offers a range of amenities for its members. The 36,000-square-foot clubhouse features a state-of-the-art gym, a chef-centered restaurant and a junior Olympic-sized swimming pool. Multiple tennis courts are available for use and the club even has an equestrian center for horseback riding.

Smith Mountain Lake offers a plethora of outdoor recreation and remains a huge draw for residents of Penhook. The lake is a hotspot for fishing, boating, swimming, jet skiing and more. While some residents have private docks, others may access the water from the Penhook #9 Boat Access, which offers courtesy docks and paved parking. Marinas are peppered around the shoreline, like Lakeside Marina just east of Penhook. Those preferring to stay inland can take advantage of the rural landscape in other ways. Campgrounds also dot the natural setting that surrounds the lake, such as Smith Mountain Campground and Arrowhead Campground. The Smith Mountain Lake Trail snakes around the lake as well, offering multi-use pathways for horseback riding and hiking.

Education in Franklin County Schools

Franklin County Public Schools serves students living in Penhook. The district earns a B-plus grade from Niche and includes schools such as Glade Hill Elementary and Benjamin Franklin Middle. Students may continue to Franklin County High School in the neighboring town of Rocky Mount. A new Career and Technical Education facility is in the works for the high school to continue to promote job readiness for vocations such as electrical engineering. All three schools in the pipeline receive a B-plus overall score from Niche.

Local eats and shopping at nearby Rocky Mount

Along Old Franklin Turnpike are a handful of churches and small establishments, including Smith Mountain Boat & Tackle and The Little Mule Café, a quaint pit stop for baked goods, sandwiches, salads and coffee. Down the street, Carl’s Place is a no-fuss spot for burgers and other diner offerings. “Rocky Mount is the closest major shopping area,” Lynch says, adding that the town has grocery stores and a few national retailers. Grocery options in Rocky Mount include Food Lion, Walmart and Kroger. Shopping malls and larger retailers are less than 35 miles away in Roanoke.
