Las Milpas is home to one of the largest trade sites along the border

Las Milpas is one of many neighborhoods along the Texas-Mexico border. The Pharr-Reynosa International Bridge runs through the community, facilitating trade and travel between the U.S. and Mexico and attracting industrial facilities. Residents drive about 5 miles into central Pharr or to nearby cities like McAllen and Mission for most of their shopping, but can find local parks and restaurants in the neighborhood. As part of the Rio Grande Valley, Las Milpas lies along the migration route for hundreds of bird and butterfly species.

Homes rarely go on sale, but cost less than most of Pharr when they do

You are more likely to find plots of land for sale in Las Milpas than actual homes, with lots starting at nearly a quarter of an acre and exceeding 10 acres. Most are zoned for industrial use. “There’s a super high demand for land for people building cold storage facilities out there,” says Realtor Juan Elizondo with Re/Max Elite Mission, who has been working in the area since 2017.

The few homes that hit the market include mid-20th-century ranch-style houses and New Traditional builds from the 2020s. The median single-family home price is slightly lower than the rest of Pharr and significantly lower than in McAllen. You can expect to pay around the mid-$100,000s.

Utilities like water and broadband are widely available

In recent decades, this South Pharr neighborhood has introduced reliable utilities like electricity, plumbing and potable water. The most recent addition is broadband. Since then, local high schoolers have been helping residents improve their digital literacy. This is just one example of the ways neighbors support each other in the McAllen region. “You’ll never see a light bulb out or a pothole unfilled for more than two days,” says Regina Acosta, a market research analyst for the city of McAllen.

Cars are a must, whether you’re going to McAllen or across the bridge

Cars are an absolute must in Las Milpas. “If you don’t have a car here – and not just in Las Milpas, but in the whole valley – it’s very, very difficult to get around,” Elizondo says. U.S. Route 281 goes through the neighborhood, leading about 15 minutes to Pharr’s city center. McAllen is about 10 miles away, just under a 20-minute drive, and you can take Interstate 2 to Mission, which is about 15 miles away, and the drive takes less than half an hour.

If you go south on U.S.-281, you’ll reach the Pharr-Reynosa International Bridge, one of the largest trade hubs on the Texas-Mexico border. Produce like avocados and strawberries are some of the main imports, which is why cold storage is such a large investment in the area.

Students attend Pharr-San Juan-Alamo or Valley View schools

Students who live in Las Milpas are either assigned to the Pharr-San Juan-Alamo Independent School District or the Valley View Independent School District. Both have only one option for middle and high school, and both accept interdistrict transfers.

Residents have access to community resources like the local park

Elizondo says that Las Milpas feels “like a little town. We don’t have a lot of things big cities have, but it’s a great place to raise a family.” This is partly because of amenities like Jones Box Park, which has a walking trail, basketball courts and playgrounds. It is down the road from the Boys & Girls Club of Pharr – San Juan, which offers athletic, educational and social programs for children and teenagers. Another community resource is the Pharr Development and Research Center, where patrons can check out books or use free Wi-Fi and public computers. The center also hosts events like career fairs.

Hikers and birders visit Santa Ana National Wildlife Refuge

Living in Las Milpas means you’re only 10 miles from the Santa Ana National Wildlife Refuge, where you can:

  • Bike the 7-mile loop through the park
  • Enjoy easy hikes on the Malachite Trail or challenging hikes like the Resaca Loop Trail
  • Attend pop-up events like painting in the park
It is one of the many places in the Rio Grande Valley where you can spot birds and butterflies as they travel south from early September to late October.

Local businesses are in the neighborhood, with larger retailers nearby

There are a handful of shops and restaurants in Las Milpas, including:

  • Big G Grocery & Meat Market, a local grocer with an attached Mexican restaurant
  • Snack Stop Diner, which embraces its retro theme with checkered floors and arcade games
  • Alvarado’s Bakery, which makes traditional Mexican desserts like conchas
  • Junior’s Supermarket, the largest grocery store in the neighborhood
You can also head to La Plaza Mall in McAllen for its movie theater, department stores and other well-known retailers.
