A growing northern Phoenix community
On the northern outskirts of Phoenix, suburban Norterra offers proximity to commercial conveniences, prominent employers and mountainous hiking trails. “We are still in Phoenix, so we are close to all that downtown has to offer, but we’re far enough away that it has more of a desert lifestyle,” says longtime Norterra resident Shelley Sakala, a Realtor with My Home Group. While area resident Jobey Frank, an agent with Realty One Group says that the access to the Sonoran Preserve and its trails are a huge draw for buyers, she notes that interstate access and shortened commute times are the most common selling point. “The ease and the convenience are the most important part to people,” she says.
A recent influx of development in and around the community has made convenience more of a reality than ever before. “There’s a lot of building happening further west in Phoenix, so Norterra has kind of become a new central point,” says Kara Pruitt, an area resident and a sales agent with West USA Realty. "It's in north Phoenix, but it’s almost centrally located now because you have the 303 for easy access to the west side of town, but you’re also in close proximity to the 51, the 101, and I-17."
A massive semiconductor manufacturing facility leading to the creation of thousands of jobs
While the large USAA campus in southern Norterra is a major employment draw for area residents, a recent uptick in residential and commercial growth has largely been fed by the $40 billion development of a high-tech factory. Taiwan Semiconductor Manufacturing Corporation is constructing two facilities about 6 miles away that will soon produce technologically advanced semiconductors; the company produces roughly 90% of the world’s most advanced semiconductors and supplies them to major tech companies like Apple. The massive, state-of-the-art campus spans over 1,000 acres, and adds additional merit to Phoenix's “Silicon Desert” nickname. “It’s a huge deal, and it’s going to draw a ton of people,” Frank says. Production at the first facility is expected to begin at the first factory in early 2025, with the second to begin production in 2027.
Pruitt notes that the addition of the TSMC facility is already leading to increased infrastructure investment. “They’re already expanding the 303 and adding exits on the freeway that drives right by it,” she says. The influx of new housing to accommodate a growing population has also led to an increase in commercial development. “With all this building happening, there’s a lot more interest from retailers."
An influx of new builds in a young community
Norterra is made up of several subdivisions that have been developed within the last two decades, and the area's recent growth has led to an influx of brand-new construction, which area resident Kirsten Myers, a Realtor with Re/Max Fine Properties says hasn’t been available in the area for quite some time. According to Pruitt, however, move-in ready homes can be just as desirable. “If a resale home is finished, updated, staged and priced right, it can have multiple offers within a few days,” she says.
Most single-family homes have anywhere from 1,500 to 4,000 square feet, and depending on the floor plan, lot size and level of updating, can go for anywhere from $450,000 to $1 million. Townhouses with around 1,200 square feet start at around $400,000, while those with larger floor plans over 2,000 square feet can go for over $600,000.
Like most in the desert, homes here have Southwestern architectural influence with stucco exterior walls and clay tile roofs. Homes sit on well-maintained lots, and while some are landscaped with grass, most use rocks and low-maintenance desert plants. Most streets are lined with sidewalks, enabling residents to walk to neighbor’s houses, community parks and HOA recreational amenities.

Indoor and outdoor recreation near miles of mountain trails in the Sonoran Preserve
Bordering Norterra to the east, the nearly 10,000-acre Sonoran Preserve provides access to over 36 miles of hiking, biking and equestrian trails through Sonoran Desert terrain. Hikers can access a variety of trails from the Desert Vista Trailhead, including the Dixie Mountain Summit Trail for a strenuous hike to the peak of Dixie Mountain.
Many subdivisions within Norterra offer HOA members private amenities like swimming pools, tennis courts and small pocket parks with playgrounds. Residents can stock up on groceries at the local Fry's, and Happy Valley Road on the neighborhood's southern end is home to the Shops at Norterra and Happy Valley Towne Center with retailers like Walmart, TJ Maxx and Dick’s Sporting Goods. Popular chain eateries including Olive Garden, P.F. Changs and Mellow Mushroom also line this main thoroughfare, along with several locally owned options. In January, the Shops at Norterra Art Festival hosts local vendors selling handcrafted paintings, pottery and jewelry, as well as artist demonstrations and live entertainment.
Career courses at Barry Goldwater High
Norterra is zoned for the Deer Valley Unified School District. Norterra Canyon School serves students from kindergarten through eighth grade and receives an A-minus-rating from Niche. At the B-rated Barry Goldwater High, students can enroll in one of several career and technical education courses in a variety of fields, including sports medicine, culinary arts and graphic design.
