LOCATION:
This neck of the woods has a small but very dedicated academic equine community which is growing. The whole area is generally very horse-friendly, with a wide variety of disciplines.
The farm is surrounded by: a 32 acre farm across street (house not visible from our house - but you can see it from the arena) There is a 28 acre farm to the west (no easy buildable areas within view of our farm), another 63 acre farm also on west is being used for hay. Bays mountain range just to the west - has some hiking trails - not sure about horses.

24 minutes to Greeneville - there is a Publix, Aldi, several other groceries, Lowe's, Marshalls, Ross, Staples, etc and the obligatory WalMart. Ford/Chevy/Nissan dealers and a few more I think. Two small hospitals. Tractor Supply, Farmer's co-op, etc. One small private university and one community college.
