A suburban neighborhood redesigned

Since the 1990s, North Hills has transformed into a major retail destination and an increasingly popular place to live in the Raleigh region. “It’s a highly desirable area,” says Ryan Sabatini, a Broker with Rich Realty Group who has been selling in the area for three years. “With ultra luxury homes, plus great parks and shopping.” Part of the neighborhood is a mixed-used development on the site of the former North Hills Mall. The revitalized North Hills area was designed with sustainability in mind. It features electric vehicle charging stations, solar panels and composting, and is pedestrian-friendly, with well-maintained sidewalks.

Large, high-end luxury homes

North HilIs offers a variety of housing options, including condos, modern residential towers and detached homes. Many homes in the area were built in the late 1950s through the 1960s and feature midcentury and modern stylings. But there has been plenty of newer construction as well, with some homes offering up to six bedrooms. “There is a lot of money being put into new builds,” Sabatini says. “They are some of the highest price points in Raleigh.” A two- to three- bedroom townhome will start around $275,000 while a custom luxury build could go for as high as $6.5 million. There are condos and apartment available for those wanting to rent.

A shopping mall reimagined for convenient living

Founded as an open-air strip mall, North Hills Mall grew to become the first enclosed, two-story, air-conditioned mall between Atlanta and Washington, D.C. North Hills is now home to more than 130 shops, eateries, pubs, salons, grocery stores, cinemas and green spaces. “There’s a great French restaurant there called Coquette,” Sabatini says. “I take clients there sometimes. There’s also a great spot called Rose Water, it’s a little bit newer.” It also offers direct access to Duke Raleigh Hospital and Raleigh-Durham International Airport.

A high school with impressive alumni

Located in the Wake County School District, North Hills offers public, magnet, private and parochial school options. Due to the size of the neighborhood, it’s important future residents check to see what schools they are zoned for. One possible option is Douglas Magnet Elementary, with an A-minus score on Niche; Carroll Magnet Middle, scoring a B and Sanderson High with a B-plus. Author David Sedaris graduated from the high school in 1975 and Sabatini notes that he’s a local legend in the neighborhood. A private school in the area, Ravenscroft School earns an A-plus.

Trails and parks for dogs and joggers

The developers of North Hills worked to protect many of the wooded areas and build parks for public use. “There's great greenway in Raleigh,” Sabatini says. “A lot of the trails run through the neighborhood.” North Hills Park is a 32-acre space with six pickleball courts and a baseball field, as well as multiple tables and grills under the picnic shelter. The North Hills Dog Park offers a place for dogs to run off-leash. Residents can also enjoy the North Hills Art Walk, a trail through Midtown that highlights nearly 30 outdoor murals, indoor and outdoor sculptures, and art galleries.

Navigating the city on the Beltline

The Raleigh Beltline runs through the middle of North Hills. It intersects with U.S. 70 making for an easy commute to major cities like Durham. There are a few GoRaleigh bus routes throughout the neighborhood and the Raleigh-Durham International Airport is less than 16 miles away via the interstate.

No shortage of events in North Hills

During the summer, an 18-week open-air concert series takes place in The Commons, a green space with a patio for dining and relaxing. This Beach Music Series features classic beach music from the ’50s and ’60s, Motown, R&B and more. There’s also a farmers market in Midtown Park each Saturday morning from April through November. The park is just over an acre in size, and it hosts events large and small throughout the year. The market divides its program into a winter market from November to April and a regular farmers market the other six months, with more than 30 local and organic vendors attending each.
