Mary was absolutely wonderful to work with! We were first time homebuyers and we were moving from out of town, and she made the process so seamless. There was so much we didn’t know about buying a home, and she explained everything to us and eased all of our worries and concerns. We toured a home (virtually, with the help of Mary), fell in love with it, and went to closing on it all within a month. When we asked on short notice if we could see it in person since we were in town, she was readily available to let us walk around. Her communication of every detail was impeccable, and we were never left wondering what the next steps were for us. She got us into our perfect first home, and has continued to check in on us. Oh my! Where do I even begin in explaining how awesome The Caughman’s are! My husband and I actually met Nicholas Caughman first back in 2016. When we were on our way home one day we passed by a house for sale. We noticed that there was an open house taking place, so we stopped and that is when we met Nicholas who was the agent on duty. We were at wits end with the whole process of selling our current home and purchasing a new home. We had a few realtors that we worked with, but were not very pleased so we took our home off the market for a while. When we met and spoke with Nicholas that day, he told us about his dad & mom, Charles and Mary Caughman. We really did not want to go through another round of dealing with realtors, but Nicholas made a very good first impression so we agreed to sit down with his mom, Mary Caughman, within the next couple of days to see if she would be able to help us. Well guess what????? She did just that and then some! 😃 We successfully sold our home and purchased the home we wanted. It was a win win and Mary went above and beyond to ensure the process went as smooth as possible for us. I mean words can’t describe how much Mary went above and beyond the call of her duties for us! For that we have been forever grateful for The Caughman’s. I have worked with Mary and Charles Caughman since 2017.
Both Charles and Mary are extremely professional, prompt and productive realtors.
They go above and beyond for their clients.
There's never been a time when I couldn't get in touch with my realtors via phone, text or email. They both respond right away everytime. When I would call my realtor if he or she were unavailable to answer they would call me back ASAP.
I also love how Mary & Charles help me see the positives and the negatives of the potential house I am looking to buy, because both are so important!
I would most definitely use Mary and Charles Caughman again for buying and selling my next home. I also recommend them to anyone I know looking to purchase or sell!

We closed on our new home with Mary's assistance in Sept. 2022. I came across her contact info. during an online search following a terrible experience with a different agent in the Columbia area. I can say with certainty now that she has an abundance of outstanding reviews/testimonials for good reason...she earned them genuinely. Mary saved the day and went above and beyond to help us relocate from another state. One experience that stands out (which I will never forget) is when she got us in to look at a home immediately, after we had just been told by a different agent that they already had an offer they were ready to accept so they would only take a "site unseen" offer (without contingencies) from us as we wouldn't be there in time to put our eyes on it. As luck would have it, Mary knew the listing agent & got the showing scheduled. Even though we didn't end up putting in an offer on that house, I'm so glad we saw it because it checked nearly all of our boxes and we would have always wondered "what if." Mary listened to our "must haves" and guided our search accordingly, providing many suggestions and creating solid itineraries for the days we were physically in the area and able to look at homes in person. From start to finish, (& beyond) Mary was there for us and we trusted her to represent us fully for inspections & such when we were unable to be there ourselves. If you're looking for a responsive agent who has expert experience specifically in the Columbia area along with a network of solid professional relationships, then your search is over. Unbelievable experience with this company and our agent Charles. We were trying to purchase a house -- relocating from Texas. We'd contacted a couple of realtors that were always sending listings but never following up. Never advising. Never having a firm grip on what we were looking for. Charles was recommended by a reputable real estate agency in Dallas, and within two weeks he found us the perfect house, and within 9-hours the seller accepted our offer. He negotiated an unbelievable deal and held our hands throughout the process. Cannot recommend him highly enough. Working with Kara and Weichert Realty made for a good house buying experience. Buying a house right now is not an easy task, and more than once I was ready to stop shopping. Kara was encouraging in saying that the right house would come at the right time, and that is how I came to be in the house that I purchased. Also, all the other things that go into buying (inspections, documents, etc) were handled very well, either by offering suggestions or recommendations for other businesses to use or in explaining things that I didn't clearly understand. The house that I bought should be the last that I buy, but if plans change and I find myself at some point looking for another house I will certainly go with Weichert.

The relationship between realator and client must be "special" and everything that Mary Caughman has done for us goes above and beyond that mark. At a minimum it is expected that a realator be knowledgeable and professional (and Mary is that for certain), but what makes Mary special is she really cares for her clients, (particularly for us) and goes the extra mile, above and beyond to help in whatever she can do to make the buy/sell experience the best it can be.... from the big stuff to the little things. When all things go well any realator can do the job, but where Mary shines is when things get "sticky, challenging" (and seems they always do) she's able to work through it with everyone's best interest at heart. We have never felt it's about the "sale for her", but rather working for the best outcome possible and our interests come first. We could not be more pleased and give her the highest praise and recommendation.
