Cindy is an absolute dream to work with!. We lived in Pflugerville, and had previously worked with Cindy about 10 years ago. At that time we had to cancel our contract due to a change in my work situation. Fast forward about 10 years later (2018), and we decided to downsize, and contacted her again. She immediately responded and we met a few days after. From that first meeting she started working for us. She is a no nonsense very professional agent and is extremely hard working. She won't give you a lot of fluff, and build up your hopes, however; she will tell you the truth and what to expect. She really knows the housing market!
Whenever she showed up she was always prepared to work. There were times she even worked on the week-end! She took down drapes, window screens, did minor repairs herself and did a fantastic job staging the house. It looked so great, we were incredibly proud to show our home. When she completed the staging it looked like a model home. She worked tirelessly throughout the process, and was able to get the asking price for our home. She is incredible, very knowledgeable, friendly, easy to work with, and she always get's the job done. Nothing was too big or too small for her to tackle. She was our rock! We didn't even consider another realtor when it came time to increase the size of our home in order to accommodate our growing family of six. After watching Cindy list and sell homes within a week or less during a very active buyers market cycle, we were well aware of her masterful command, knowledge and ties to our community and the overall market trends in the Leander ISD area. At the time of our home sale, similar home comps were competitively priced and yet many had been unsold for periods up to six months or more due to the available new home inventory in the rapidly growing Cedar Park community. Cindy came fully prepared with details supporting her recommendations for list price, comps, up to the minute market conditions while also patiently accompanying us on many home tours. When we thought we were at a dead end, she exercised her vast network and uncovered a potential home that met all of our needs yet to be formally listed. The situation was a bit tenuous as the seller was reluctant to move but knew he needed to sell the home. Cindy was able to convince the homeowner to allow us to tour the home and within two days, Cindy personally drafted the offer, presented to the seller and we received the great news that he had accepted. As such, we had anxiety as to whether our existing home would sell in the time needed to execute the new purchase. From the beginning, Cindy personally and expertly advised, supervised and directed our home preparation up to and through our ONE AND ONLY weekend of open house showings. Not only did she expertly price our home in an uber-competitive market, prepare a detailed list of items to update/replace, etc. prior to our listing and viewings, she also photographed and positioned our home perfectly online to attract the proper potential new buyer. With everything very well planned and executed, Cindy personally held the open house and we sold our home and closed on both our new home and existing home in less than one month! We have bought and sold other homes over the years and have dealt with a number of very good professional agents. However, Cindy outclassed and outperformed them all. Simply put, she’s FANTASTIC. We could not have found a more highly qualified expert and she truly cares about her clients and their needs and desires while maintaining a very forthcoming, honest and direct line of communication at all times. That’s the hallmark of a true professional and friend. I would (and have) highly recommended Cindy to anyone at any time whether a first time buyer or luxury home seeker or anywhere in-between.

When we decided to move from our house in Vista Oaks in 2009, to a new home in Cedar Park, Regency Realtors was one of the realtors we considered for represent us as both a buyer's and seller's agent. My wife and I had known Cindy Sneed and her family for about 5 years, and we knew she was a smart, dedicated professional at what she does, so we felt confident she could do a great job for us. We had known several real estate agents in the area at the time, some very good personal friends, and it was not an easy decision. We decided to hire Regency Realtors and Cindy as our agent, and it was one the best decisions we've ever made. Despite being one of the most active business women in Austin, Cindy jumped right in and made us feel like we were her top priority client. She is meticulous at everything she does and she has years of experience and knowledge in the area to help her navigate the complex buying and selling process like few others. Cindy found us a qualified buyer within several weeks, and before we knew it, we had several offers to consider. The only problem was we hadn't found a new home yet. Not a problem. If you are looking for a honest, hard working, motivated, and well versed realtor Cindy Sneed is your girl. We have known Cindy for 12 years and wouldn’t want to use anyone else to sell our house or help us to look for a new one. Cindy helped us sell 2 houses and buy 1.

Cindy sold our house when we decided to downsize and try to live our dream of living near our grandchildren. My oldest daughter and I had a talked for a few years about finding a neighborhood where we could both be happy with the size of our homes but be near by.

When our house was on the market, she staged it to look less cluttered and inviting. Anytime someone was coming to look she would go over if we weren’t there and turn the air down and turn on lights and make it smell nice. She negotiated a good sale price and was there through the whole process going the extra mile.

When we found the house we wanted it was already under construction in a new neighborhood. It was five houses away from our daughter and grandchildren so we were willing to pay what they were asking. Cindy pulled comps reports in the area and negotiated our sale price down considerably. She made a good argument citing other neighborhoods nearby and the projected growth of the area. We have never seen a realtor convince a new home builder to drop their price and throw in some free upgrades.

Also when the house was being built there were a few aesthetic things that we didn’t like. She represented us well and had them all redone to our liking.

It rained a lot during the construction so Cindy went over repeatedly to check for mold before drywall was placed and to insist that no water damaged materials were put into our home.

She also continues to pull comps for us to dispute our property taxes. She has done this for us for years.

Cindy goes above and beyond for her clients. She knew what we wanted and made it happen. She was available to us and advocated for us during the process of selling and buying.

We are now living every grandparent’s dream and within our means. The bus drops our littles off at our door every day and we are able to help our daughter and son-in-law out. Thank you Cindy for helping us live our best life!
