Westgate is a section of South Austin where established homes place you close to modern-day conveniences.Much of the area's development took place during the 1950s and 1960s, and today the neighborhood has a lived-in atmosphere, balancing its quiet temperament with easy access to nearby shopping, dining and entertainment in its namesake shopping center. Local trails and parks provide outdoor escapes, while Westgate’s location alongside multiple major roadways keeps the rest of the city within relatively quick reach.

Westgate features mostly detached postwar single-family homes. Ranch is the most common style throughout the area, and the houses often sit on lots shaded by mature oaks and pecan trees. Some properties have been updated over the years with modern kitchens, new roofs and energy-efficient windows, while others still offer the chance to renovate. Wide streets and lots that are typically over one-fifth of an acre give residents room to breathe.

Homes here under 2,000 square feet sell for prices from the upper $300,000s to the upper $700,000s, while properties larger than that range from the lower $800,000s to more than $1 million. The neighborhood has some condos as well, priced from the upper $200,000s to the upper $400,000s. Westgate’s median sale price of $650,000 is nearly identical to the median in neighboring South Manchaca, but less than the median of roughly $710,000 in nearby South Lamar.

Area schools include dual-language and career programs

The Austin Independent School District serves Westgate. Students may attend the neighborhood’s Joslin Elementary School, which offers dual-language programs in Spanish and Mandarin. Austin ISD’s Crockett Early College High School is around the corner, and its career and technical education department has classes in cosmetology, journalism, computer science and more.

Grocery stores, restaurants and shops within easy reach

The Westgate Shopping Center anchors the neighborhood's northwest corner. The plaza includes an HEB Central Market gourmet grocery store, Bath & Body Works, Great Clips and the Regal Westgate movie theater. Central Market doubles as an event venue, with a free live music series. “They’ll have live bands out in the courtyard dining area,” says Mike Lopez, who’s the owner of nearby Austin Gift Company, which has been open for over 25 years. The area has several restaurants, too. Many of them are in either the Westgate Shopping Center or in the smaller West Tower Village plaza across West Gate Boulevard. The choices include:

  • Sap's Ver Fine Thai Cuisine, a restaurant with a full menu of curries, noodle dishes and rice plates
  • El Alma South, a spot that’s known for its enchiladas and margaritas
  • Sichuan River, a Chinese restaurant with hefty portions
  • JuiceLand, a Texas chain where you can order acai bowls, smoothies and wraps in addition to juices
Randalls offers locals another grocery option, on the northeast corner of the neighborhood. That location sits next to Cork & Brew, a store selling beer, wine, snacks and prepared food ranging from smash burgers to curry at the Ras Modern Indian restaurant inside. Lopez’s Austin Gift Company is among the other locally owned businesses in the area and specializes in Austin-themed shirts, hats, crafts and accessories.

A space for a variety of outdoor activities

Westgate has its own green space called Joslin Neighborhood Park. It features short trails, a pair of tennis courts, four basketball courts, outdoor fitness equipment and a playground. Other places for recreation close by include:

  • Valley Creek Park, where there’s a play area with a small jungle gym
  • James A. Garrison District Park, which has a pool that’s available from late April to late September
  • Cougar Creek Greenbelt, where you can go for a tranquil walk or bike ride past a variety of vegetation

Simple routes to downtown, the airport and nearby medical care

Ben White Boulevard runs along the northern edge of Westgate and is a primary east-west route. The roadway can take you 2 miles to the St. David's South Austin Medical Center and 11 miles to Austin-Bergstrom International Airport. Downtown Austin is about a 6-mile drive using Menchaca Road and Lamar Boulevard. Commuters can also catch CapMetro buses in the neighborhood, and bike lanes are available on streets like West Stassney Lane and Jones Road. Most of Westgate’s main roads have sidewalks, too.
