I would suggest not using just one agent as I am concerned over who is the agent truly working for? Who's best interest do they have at heart? The number is usually very specific to the main money earner of the household and will be different for every individual. As for the "13" part of the address, I would say no. That would be more based on superstition than true beliefs. I would suggest that you interview and find the right Realtor for you as many times you get what you pay for. Look at their history and past experience as to the value they will provide to you. Typically, a discount broker charges less and will do less as well. I would ask the agent what the ROI (return on investment) is on the repairs. I would also ask how long the repairs may take as by the time they are complete, the market may have shifted and the repair adjustment value may be gone due to a declining market. You may also allow for a credit for the repairs in the contract. It is often less expensive to have your credit "repaired" than to purchase a home with a credit score similar to yours.
